Loved the atmosphere that it feels like home from home suggested entertainment maybe music in the restaurant or a bit of entertainment once a week boost sales I've stayed a few times now and our stay has always been amazing

The room was very basic it had minimal stuff the lady who checked us in gave us the wrong checking in sheet we arrived for breakfast and was told that it had finished so had the left overs although she offered to fry us some eggs. Was quite a lot of money. I wouldn’t stay at the hotel again.
You can tell this used to be a lovely old hotel, reminds me of ones I stayed in as a child. The staff were very polite and friendly. For what we paid it was very good value for money
It’s very run down. Most of it was basic handyman stuff - wobbly, loose shelves, screws missing etc. there were some loose electrical sockets that were somewhat a concern (especially with children) though many of the plug sockets had just been covered over - no bedside lights etc.
Fire alarm went off a handful of times which appeared to be a fault but with noise-sensitive kids was a bit disruptive.
Had to find a member of staff once or twice but with no proper uniform it was difficult to tell who actually worked there!

Above expectation for a budget hotel. The doors are key code operated. The rooms are clean. Also loved the breakfast selection despite next table family said the selection is limited. The reception staff is very friendly and professional.
The doors and walls are not soundproof and can be very noisy when other hotel guests pass by at odd hours.

WILL NEVER STAY HERE AGAIN.Place was very tired, dated, worn and shabby, carpets in hall were stinking, no carpet or rug in room. no bedside lamps only one bedside table. Asked for a bedside lamp they gave us a small lamp, with an ill fitted shade, which wobbled all over the place, and the cable wasn't long enough when plugged in over the bed to reach the bedside table. Big brown damp stains on ceiling. Curtains didnt close properly. only plug sockets for charging over the headboard of the bed.. quilts much to small and barely covered the bed size very noisy traffic outside.. no fire escape window.... Breakfast..barely acceptable..Only serve Halal bacon which tasted horrible, no alternative offered to people not wanting Halal , ITS THEIR WAY OR THE HIGHWAY. . Boiled eggs in the she'll, no fried or scrambled egg unless you request by which time it arrives the rest of your breakfast is either eaten or cold. Radiator in the bathroom didnt work and window wouldn't shut properly so to take a shower it was baltic in there. Asked hotel to look at radiator which they did promise to but they never did. No sink plug cover just a big gaping hole which made me wretch when cleaning my teeth.
I stayed at the hotel for one night and overall it was good value for money.

The room was basic but clean and had everything needed for a short stay.

The bed was comfortable and I had a good night’s sleep.
Breakfast:
Breakfast was simple but decent, with enough options to start the day.
Overall:
A good choice for a short stay, especially if you are looking for something affordable and close to Teesside University.
There wasn’t anything I didn’t like. Everything was comfortable and met my expectations for a short stay.
The staff was excellent and very helpful. Polite and fabulous.

Location of the hotel is good. Easy to drive to from A66 and close to town centre
Residents were very loud at night and staff hasn't done anything to keep the hotel quiet.
