Categories

Cleanliness
6.5
Multiple guests reported cleanliness problems (blood on walls, uncollected rubbish and wet towels, missed servicing) — cleanliness is below expectations.
Service
10
Service sentiment is mixed but often positive: several guests call staff friendly, helpful and accommodating (early check-in, catered needs). A few reports of a rude receptionist exist, but overall staff responsiveness and helpfulness were frequently praised.
Location
10
Consistently praised across reviews: central, excellent for restaurants, close to Viaduct/city centre with great views — location is a clear strength.
Room Quality
7
Rooms are described as tired and dated, with some maintenance issues (noisy hallways, thin glazing, shower head problems) though room sizes and some views were appreciated.
Amenities
7
Amenities are functional but limited: pool/gym and breakfast facilities are off-site or across the road and parking is problematic — serviceable but not premium.
Value for Money
6.5
Several guests felt the hotel is expensive for the condition and offerings (upgrade not worth price, breakfast add-on same cost as elsewhere) — perceived value is below average.
Food and Beverage
7.5
Food/Beverage feedback notes breakfast is served off-site and is a set menu (not buffet); some minor service/room kit issues (cups left in dishwasher). Overall acceptable but not outstanding.
Overall Experience
9.5
Overall impressions are mixed but lean positive due to exceptional location and generally helpful staff; however noise, room condition and some service/cleanliness lapses temper that experience.

Amazing location great service room has everything you need totally recommend and great price
Pros:

The location was great
It was quiet considering how close all the pubs are
The staff were all helpful and very friendly and helped with all our questions and storage of gear after we checked out
Totally recommend staying here

Cons:

Car parking would have been a issue so we don’t get a car while we were there
Not really a issue but something to consider

Location great but will find somewhere else next time
Pros:

The location was great. Viaduct at your doorstep.

Cons:

The room did not have a nice feel to it. Very disjointed. The room was not connected to the rest of the apartment. Had a musky smell. Very dated. Lots of wasted space and the layout was terrible. The bedroom felt cramped with one sliding window that looked directly into another apartment. Overall felt dirty and not well maintained. Did not look like the photos posted.

OK but Expensive
Pros:

The location to the Viaduct is great.

Cons:

Property and rooms are dated, really needs a good update for the money you pay. Breakfast is not in the hotel, it’s a seperate restaurant outside and the add on price is exactly the same, FYI not a buffet, but set menu. Pool and gym is across the road, also not in the hotel.

Pros:

Location was great for what we needed.

Cons:

The rooms are tired and need updating and maintenance. One of the 5 rooms booked had blood on the walls and another room we checked into had previous guests rubbish and wet towels still in the bathroom, clearly had not been serviced. Very disappointing as we had a large group booking of 5 rooms. The standard of rooms for the price is lacking and I’d be embarrassed to have international tourist stay in some of the rooms our party had. The hotel did profusely apologise with a fruit platter.

Was comfortable but not sure worth the price to upgrade to a view of water.
Pros:

The location was fantastic.

Cons:

We were originally booked (2 rooms) for a city view room - this was looking into a high rise carpark! We asked to be moved then were moved to another side of the hotel having a slight view of the sky tower.
Was very noisy outside at night and in the hall ways, you could hear all the talking. Not sure if was double glazed but both our rooms commented how loud it was.
