The customer service is so unprofessional and front office staff so poorly trained. For US$500/night, it might be the worst service I've ever experienced f
1) Upon check-in, we asked if someone could break up some USD large bills so we could tip the driver you organised and your porter. We were told "no", but the driver could take the USD and break it and come back and give us the rest. So we waited for that to happen. Then we were told 10 mins later by someone else that yes they could have broken the bills and also there was an ATM on site, that the first person didn't tell us
2) We had 2 separate bookings for same room type, consecutive days. We were made to come to reception on the second day to sign a new form for the second night. This is absolutely crazy. Firstly, ideally you should combine the two bookings. AT THE ABSOLUTE WORST i should be able to sign both documents for each day at time of check in
3) Tried to overcharge me for the second night vs the price I was quoted. Both were booked through your website, not through third party. I had to "prove" it with an email. When asked to forward it, the person put in the wrong email address and I had to check if it was right.
4) The wait time to get service and sign bill at the poolside restaurant was so so so slow. Many people would be standing around chatting, but nobody helping
5) Ran out of draft beer on tap at restaurant
6) The admin of the on-site activities was terrible. We organised 2 things - rhino visit and then river cruise. I got an invoice for both (so far so good), and some good whatsapp communication from Naomi. So far so good. We did the rhino visit in morning, so far so good. Was told to come back at 3:20pm for pickup for river cruise. So far so good. I then get 2 calls immediately after this message to come to reception at 2pm as someone is there to take payment? I said I wasn't going to come to reception at 2pm to pay someone then again at 320pm. She agreed to this, but it was really bad customer service. Just a lack of thinking / common sense about what is easy for customers. I also think it would be much easier if we could have just paid Avani on check out, and then Avani pay the subcontractors separately, rather than pay one person at 2/3pm and then another at the other site.
7) The welcome dancers are a bit much - way in our face and awkward
8) At checkout, they "forgot" the US$30 resort credit I had on my booking.
All in all - it was truly horrible customer service
Would advise to come back for it again. Had fun site seeing going to the Victoria falls. Working around the hotel area. Great faculties used especially the gym. Nature with animals. The room was comfortable and amazing together with the great food ate. Avani is the place to go for sure!!
The front office staff were very helpful, keep it up.

Super hotel - value, location, staff, wildlife, activities and great food made for super time. Highly recommended.
My friends were in the adjacent Royal Livingstone Hotel , which is more expensive..
We shared a twin room and had a good breakfast with egg station for omelettes and plenty of hot offerings.. the fruit selection was poor only pineapple and orange
Staff is super nice, with zebras, antilope and giraffes roaming around the property. Breakfast is rich with a lot of variety. Beds and pillows comfortable, the shower is hot with good pressure.
Super cold at night! The heating system did not work at all, it was just loud. During the night the temperatures drop significantly (5-10 degrees). Dinner is only outdoor so we already go back to the room cold. The room’s floor is concrete and you can feel near the windows how the cold also comes from there as there is no isolation. The heating system does not have a temperature setup just 3 levels of intensity and even if it was working all night, the room did not heat up.

В номере было грязновато, на нас троих был один использованный гель для душа. Фен как будто из помойки, даже страшно брать в руки. Просили тапочки для ребенка- не принесли. Просили воду- забывали, мы напоминали по несколько раз . Завтраки очень посредственные.
With all the good will in the world, I cannot see how this is a four star hotel.
It very clearly obviously coasts on the fact it is walking distance to Vic Falls.
Service is disinterested at best. I cannot recall another place where the contempt from the activities desk radiated as much as this place. Perhaps they should institute a commission system??
The restaurant was generally lackadaisical except for Howard. An absolute shout out to him, he went far above and beyond any other service we received in the rest of our stay. Thank you Howard.
Do not use the app it is basically useless. I'm not sure what they thought they were achieving.
Lastly, I am truly baffled what the 'laundry' thinks it is accomplishing. Every single piece of laundry we sent for washing came back still stained. And then came to make sure we signed for it at 8pm after we had already gone to bed?????
If I had my choice again I would spend the extra and stay at The Royal Livingstone.
Loved the hotel! The staff really helped alot and made moving through the borders super easy. We had to get up very early one morning for a safari and they packed us breakfast which was so nice. The access to the Zambian side of the falls was also amazing. 10/10. Loved that it was also on the same property as the Royal Livingstone so you really had your pick of restaurants and activities.
The restaurant service was a bit slow.
The experience was lovely. The staff were extremely friendly and attentive. Special mention to Brenda, Penelope and Mabel, the team at reception and the ecosystem of tour guides; the food is impeccable and well curated for the experiences offered. The rooms were clean, with zero noise, and the location was absolutely amazing. Thank you to all. All in all, this was value for money and a great location if you want to se the falls and have unrestricted access.
The main attraction of this hotel is that it is literally a stone's throw from the Victoria Falls - you can hear them from the grounds. But the hotel itself is also great - nice rooms, with wildlife (zebras, giraffe, impalas and monkeys) around the grounds, nice pool, with poolside bar. Staff are very helpful and friendly (as we found everybody in Zambia). Opportunities for lots of things outside the hotel - Zambezi cruise, walking with rhinos, going into Livingstone town, helicopter over the Falls.
We had a relaxing stay at the Avani. The staff were so friendly and helpful. Lovely grounds and location were a bonus too. The food was well presented and well cooked. Whilst the rooms were very comfortable and clean they were a little outdated.
Incredibly unique and luxurious hotel in Livingstone right next to the falls. We stayed with our young children who were thrilled with the giraffe and zebras that roamed the hotel grounds. It was a wonderful experience. The location is incredible.

My husband and I had a relaxing three‑night stay at Avani during the last leg of our Zambia trip. We chose this hotel for its unbeatable proximity and unlimited entry to Victoria Falls, which allowed us to visit the falls several times a day. When not exploring, we enjoyed the pool area and ate most of our meals on‑site. The food was consistently good at both the breakfast buffet and Shungu Pool Terrace, where portions were generous. I also appreciated the staff wrapping up my leftovers and reheating them the next day—no food wastage.
Special thanks to Joseph for exceptional restaurant service, and to Rita at the front office (along with another staff member surveying guests at the pool terrace) for being responsive to our feedback. After a mix‑up with our room, Rita upgraded us to a Superior Room, ensuring our stay was comfortable and pleasant.
The conference room was very audible and had good room. The food was very nice and fresh.
