Avani Victoria Falls Resort

What an absolutely terrible experience me and my husband had staying at the Avani property in Livingstone from 6th to 10th April 2026.

To begin with the room. We initially got a room which had a malfunctioning A/C that kept us up all night, the first night. After several complaints the maintenance guy finally comes to review the issue late morning the next day and says the A/C is icing and does some makeshift arrangement for it to work. When we come back at 2 PM we find the A/C is again not functioning - the room by now is extremely hot and we are sweating after spending an entire night and morning in sweltering heat. We are then told there is a power outage and everyone's A/C is off. We ask a few foreigners we met at the pool who said that wasnt the case in their room.

After much back and forth the front office finally moves us to another room. In this room the phone isn't functioning but the A/C was - we are told the phone will be fixed. That never happens for the entirety of our stay.

And to top it on our last night me and my husband have waited more than 90 mins at night to get drinking water - we have walked ourselves all the way to the Reception and begged for potable water because their staff took the bottles from our room and simply disappeared. And with a non functional phone we are compelled to walk all the way to the Reception to simply get water.

The staff keep saying Sorry but it has no meaning when guest comfort is the last thing on their mind.

Is this hospitality? What a shame. This is not a customer centric philosophy nor training.

I would neither stay her nor recommend this property to anyone in the future.

Utterly disappointed.

We had a wonderful stay at Avani Hotel in Livingstone. The checkin experience was excellent and special thanks to Gift who was incredibly welcoming. We were pleasantly surprised to be upgraded to a larger room, which made our stay even more comfortable.

The hotel grounds are remarkable. We saw two species of antelope, as well as monkeys, giraffes, zebras, and even a crocodile. The scenery is beautiful, and the proximity to wildlife made it a memorable experience not only for the children who were amazed at how close they could get to these animals.

After three days, we briefly moved to stay with family at a nearby nature lodge. However due to the presence of snakes, numerous frogs, and a large number of mosquitoes, we decided to return to Avani for a night. Despite the hotel being fully booked, Gift kindly availed a room for us. This gesture reflects a genuine commitment to guest care and we really appreciated this.

Although we didn’t use the kids club during our stay, due to our bus my wchedule, we did have a look at the timetable which offered lots of fun activities like water slide, biscuit making, folk stories etc.

In terms of areas for improvement: breakfast was of good quality, though the variety was somewhat limited. The hotel does offer halal options, which is commendable; however, not all staff appeared fully aware of what this entails. Given the number of guests who require halal food, this is an area where further staff training could enhance the experience.

Overall, these are relatively minor points and do not detract from what was one of the most enjoyable and memorable family holidays we have had. A solid 5/5

It is a place to be when visiting the Victoria Falls in Zambia. World class accommodation, food and environment that you will probably only experience once in your lifetime.

We enjoyed our stay at Avani, loved the animals wondering around and the staff are so friendly, they do anything to make your staff enjoyable.

Poor service at pool side bar, you call a waiter and they simply look away, Had to constantly beg for shower gel in room, face towels are never changed and look stained, rooms smelling damp from rain leaks, Bar has limited mixers, Food menu very limited and over priced. Too many trainees putting strain on qualified staff

We really loved this place. Stayed for two nights and wanted more! Really nice property and very comfortable room. Nice staff. You get the opportunity to use the grounds of the next door sister property- which is an added bonus. And you will absolutely see Zebras and Giraffes on the property. It was magical!

Widok za oknem zebr i żyraf chodzących po trawniku nad basenem robi duże wrażenie, od razu się czlowiek uśmiecha, super jest też bliskość wodospadów, można tam pójść wielokrotnie bez oplat, a wg mnie widok na wodospady od strony Zambii jest dużo piękniejszy niż od Zimbabwe, zdecydowanie polecam

The location was really good - it was great being within easy walking distance of the Falls. And we loved the animals roaming the location.

I had such an amazing dining experience at Avani Victoria Falls Resort. The food was honestly spectacular. Every dish was beautifully presented and full of flavour, you could really taste the care and skill behind it. Chef Albert absolutely nailed it. Everything was fresh, well-seasoned, and just perfectly balanced. It wasn’t just a meal, it felt like a full experience. Definitely one of the highlights of my time in Livingstone, and I’ll 100% be back for more.
