I rarely write reviews, but I feel compelled to warn potential guests about our experience at the Mutiny Hotel.
Upon check-in, we were immediately concerned by the condition of our room. The space was visibly worn and poorly maintained—not the quality one expects given the hotel's rates and reputation. Within three minutes of entering, we made the decision that the room wasn't suitable for our stay.
We returned to the front desk, politely explained our concerns, returned the room key, and left. We understood and accepted that our prepayment was non-refundable—we asked for nothing back and caused no issues.
Here's where professionalism ended and predatory practice began: The hotel has now charged us an additional $57, claiming we consumed items from the minibar and left the room requiring extra cleaning. This is simply false. We were in that room for approximately three minutes. We touched nothing. We used nothing. We left it exactly as we found it.
This isn't a billing error—it's a deliberate scam targeting guests who dare to express dissatisfaction with substandard accommodations. Rather than address the legitimate concerns about their facility's condition, the Mutiny Hotel has chosen to manufacture false charges as retaliation or easy profit.
I have documentation of our timeline and am pursuing this through my credit card company. But beyond recovering $57, I want potential guests to know what kind of establishment they're considering. A hotel that responds to honest feedback with fraudulent charges doesn't deserve your business or your trust.

Great location, average hotel
Pros:

Coconut Grove is beautiful and this hotel is located right in the heart, within walking distance to the marina, restaurants and parks.

The hotel itself is a little unusual, the pool area is lovely although the hot tub temperature is extremely hot and the pool temperature extremely cold, so we struggled with our toddler to use them. The gym is well equipped also.
We were in a 1 bed apartment on the second floor, with no view and limited light coming in. The apartment was dated and the kitchen facilities old and the air con was very loud when it kicked in.

Unfortunately we found the service really poor, travelling from the UK with a toddler we arrived with a lot of case, were weren’t offered any assistance getting into the hotel, our room wasn’t ready despite it being 4.45pm and then no help was offered getting to the room. On check out the same … there was a cold ambience when entering reception, no one spoke or even looked up, very unusual

Pros:

Cannot recommend this hotel. Staff were polite, decor looked fine and location was pleasant, but WiFi service was lousy (S-L-O-W, & kept disconnecting every few seconds - super annoying). Shower water never got warm (had to run shower more than 5 min just to get tepid temp - brr!). Will never be back to this place.

Pros:

I chose the mutiny because of the neighborhood. It was very convenient. However, the rooms were dated, which generally doesn’t bother me. But the sheets were pilled and felt used even though they were clean. While I paid in full through hotels.com I was charged a resort fee at the hotel and a cleaning fee, per day. Although, when we checked in they let us know that housekeeping would not be coming and to let them know if we needed anything. There’s a gym and a pool, that’s the extent of a resort. Staff was helpful and friendly.

Mutiny fun!
Pros:

This hotel is in a perfect location of Coconut Grove. Love walking around here! You can walk along the beautiful waterfront or walk up to the stores & restaurants. The hotel has beautiful views of the water, and the pool is surrounded by tropical foliage. The staff is very friendly here including the parking attendants - shout out to Sebastian at the front desk! Our room was perfect(lighting, a/c, kitchen, living area, bedroom & bathroom). Our bedroom & living room views were stunning. We had a little balcony and were visited by lovely Ring-necked doves in the early morning♡ We hope to return when we visit our "Cane" at Miami Family Weekend. It's all about the "U"!

It was in a great location and walkable to the Grove. Beautiful pool area and rooms were more like apartments/condo's than hotel rooms. Full kitchen, dining area, family room and separate bedroom area. We learned about the unique history behind the hotel, very interesting.

Pros:

The front staff was not there when we arrived to check in. Every time we went there, no one was present. The valet parking was ridiculous because we were 10 ft away from the front door to where our car was parked. There was construction noise and hvac noise every time it came on.

Pros:

We had a great stay! Room was super clean and comfortable and with a great view. This was a last minute booking for us since we are locals and our A/C broke in the middle of a Miami August. Sebastian at the front desk really went above and beyond to make sure we got great accommodations.

You gotta try this place out
Pros:

Came down to help my student move into college. Sebastian at the front desk is your go to for any questions about the hotel or area. Amazing location; very walkable around The Grove. We got an excellent view. The outdoor pool is very nice. AC worked so we were happy. Awesome kitchenette in our unit in case you cook. Thanks Sebastian!

Good choice for coconut Grove
Pros:

The building is a mix of apartments and for rent mini suites. The hotel parts with the one bedroom apartments is very convenient if you’re staying for a few nights in the area. You can fix your own breakfast and even sit on the balcony if you have a nice view.

Don’t expect a full service hotel, but if you’re interested in a convenient rental for a few nights, this is a good option.

Management Needs to Step Up – This Hotel Deserves Better
Pros:

I've stayed at The Mutiny Hotel several times now, in both standard and refurbished rooms, so I’ve experienced the full range of what this property has to offer — the good and the not-so-good. Unfortunately, I’m finding it harder to overlook some recurring issues that the management really needs to address. Based on my experience and that of many other reviewers, it's time for real improvements.

First, cleanliness and maintenance are inconsistent at best. While some units are very clean and clearly cared for, others feel neglected. One of the rooms I stayed in needed a serious deep clean. The kitchen area in particular was disappointing — equipped with only the most basic tools and, worse, the pots and pans were filthy. While there are dishwashers in the units, I had to put things through several times, so filters really need looking at. That’s just not acceptable for a property of this standard. The carpets throughout the hotel are another problem: they are long overdue for a professional deep clean.

Another issue is the air conditioning. In more than one unit I’ve stayed in, the AC units were incredibly loud — to the point where sleeping through the night could be difficult. It’s a disturbance that really takes away from what should be a relaxing stay and clearly needs to be looked into.

Staff-wise, most are friendly, helpful, and professional, which I appreciate and want to acknowledge. However, I did encounter one staff member who was surprisingly rude and dismissive — a stark contrast to the otherwise pleasant team. For a hotel experience to be consistent, that kind of attitude simply can’t be allowed.

The pool is a bright spot — clean and enjoyable — though the loungers need proper cushions covers as they were a little dirty.

There’s also a restaurant on site. There’s no clear signage, no posted hours, and no menu anywhere to be found. It’s a missed opportunity to add value for guests and boost the property’s appeal. (Also a revenue opportunity)

In short, this hotel could be a truly great place to stay. It has potential — the location, the refurbished units all point to that. But without serious attention from ownership and management — especially regarding cleaning, maintenance, and basic guest comfort — it’s falling far short. I sincerely hope they start listening to the feedback, because it’s coming from a lot more than just me.

It was an awful 3 night stay . 1. Mold in shower . 2. No water pressure . 3 . Fire/smoke detector kept going off .
We addressed the issue w management..they switched us to a different room …still not very clean MUSTY! Side note they only clean your room every 3rd day . So on our last day we requested our room cleaned front desk said NO ,after the hassle the 1st day REALLY, but then a cleaning lady showed up MIRACULOUSLY!
Guess what fire / smoked detector went off on or last night
At 2am on our last night in the new room ! No sleep ! It was a nightmare experience! We did try to get our money back to switch to a hotel down the road but they said NO !
Coconut grove is a special area but I’ll never EVER stray from major hotel chains were they will make a horrible situation RIGHT ! This place could care less ! Stay away FAR AWAY from the Mutiny ! Coming back from a vacation shouldn’t be exhausting! Horrible Horrible filthy place !

Mold in shower! No water pressure ! Waste of money ! we wanted nothing for free but demanded to change rooms , refund or upgrades! No upgrades they wanted $60 xtra per night , even after the mold in the shower ! HEALTH DEPARTMENT IS and has been CALLLED ! Unfortunately I suggested this hotel .. WOW I’m embarrassed.
The staff could care less !!!! Upper management DID NOTHING ! Unfortunately we can’t or they will not refund our $$ !
I’m huge traveler as I’m a flight attendant! Be warned. Stay at the Marriott down the road .. they would make things right not a nightmare!
I have seen the light stick w a major hotel chain not a run down hotel/motel !
My socks are filthy after walking around this filth , I’m sick to my stomach due to mold after a shower ..
don’t let the cute ambiance fool you! Stick w a major hotel chain because you are on your own here . Entire day wasted moving to different rooms and the 4th July is already completely ruined ! Thanks Mutiny !!

Exceeded expectations…great value in Miami

Overall, for the location and cost, this property is a logical choice for many types of travelers looking to stay in one of the better spots in Miami. While I stayed here for a business trip, I could see myself staying here for a vacation. The mixed reviews are likely from the “uniqueness” of each room since rooms are privately owned. No complaints with my 11th floor room which faced west. Candidly, room decor was basic (almost “no frills”), but for a two night business trip, it was perfect. Very nice having a balcony and a kitchenette. Nice living area with a sofa and table. Good size bathroom. AC worked just fine; plenty of hot water; quiet; relaxing views from the balcony. Decent small gym; nice pool. Housekeeping was good. No issues with valet parking. Staff were friendly and helpful. Nice vibe and decor in lobby; nice first impression upon arriving. Interesting history of the hotel (look it up). Coconut Grove is a wonderful Miami neighborhood with plenty of restaurants, bars, and shops all within a 5 minute walk from The Mutiny. Great evening walks also along Bayshore, Peacock Park, and nearby marinas.

Pros:

Oh wow! Not what we expected! Such a beautiful place, welcoming, friendly, and wonderfully appointed. Our room looks out over the marina, and you can see the Atlantic Ocean in the distance. We have a two bedroom suite with a full kitchen and separate bathrooms.

Stay elsewhere. This is a tired, very run down hotel. Carpet was disgusting, furniture worn out, bathroom outdated, tub peeling. You don't know about the cleaning fee until you check out, which is added to a resort fee. This is no resort.
Great neighborhood, but find another place!
