Living Hotel Kaiser Franz Joseph was new in the 1980s when I lived in the Sieveringerstr, so I thought I'd give it a try. Then I needed to move the dates for my trip. Every other hotel in Austria accommodated me. This one gave me the run around for two weeks saying I needed to speak to a manager, but I was never able to contact one, nor was expedia able to, so I lost the money. Don't bother saying here, lots of great newer, better run places in the neighborhood.

Very helpful for business needs

The business ruins are interesting. The outlets in some parts are not conveniently placed. The dishes are locked up so i had to call for someone to get to them. The bathroom is adequate, but small. It's cozy, but clean and in an affluent area of the city with easy transport options. There is a small kitchen and plenty of stores where you can get food.

I went with my family with 2 under 5 kids and as we all know how messy with kids but every day room was cleaned and tide when i come back in room i always get clean room i am so happy with my stay even they clean my utensils that left in sink i can recommend this place whenever i visit Austria i will book living hotel without any hesitation ❤️

Could use some upgrades. Also cleaning was okay but great! They left cleaning cloth in bathroom and never reloaded tissue box

Very nice hotel and staffs … location is a bit far from city center however take 38 tram from the hotel through the end about 20 mins and you reach city center … 2 sparking water and 2 beers included every plus coffee and tea … also mini kitchen in the room is a plus. Really recommended if you want a nice hotel with good price .

We only spend one night. The rooms were clean, the beds were very comfortable, they had water and beers in the fridge for us. The staffs were friendly and professional. It was very quiet so we were able to get much needed rest. It a very beautiful hotel.

Nice hotel in a nice area. Convenient for public transport into Vienna. A couple of restaurants nearby but easy enough to go into Vienna to eat. Basic cooking facilities in the room inc microwave. Supermarkets within a couple of minutes walk. Small bathroom but adequate, good hot shower. Beds comfortable, pillows not so. Asked for extra pillows. Breakfast not too our taste. Cold meat, salad, bread, only eggs and sausage warm with baked beans on one day. I would recommend this hotel.

Stay here every time I visit because it’s so convenient for my needs. Public transportation is everywhere. Older building but a lovely hotel with outstanding customer service. Clean and unique rooms.
