It is clear that this hotel was once state of the art and the height of luxury, but sadly that was likely 20-30 years ago. The room was comfortable and the junior suite spacious, with panoramic views. It lacks basic amenities such as power outlets near the bed, safe in the room, even a shower you can adjust the height of (too short for someone above 5 ft 6). Other basic issues to highlight, very old spring mattresses, unattractive surroundings (looking like a run down industrial estate), minimal cleaning of the rooms on a day to day basis and areas that evidently are not cleaned on a regular basis, no mini bar and no insulation on the windows meaning you can't have the curtains open during the day as the room quickly becomes far too hot. This room served a purpose during a busy festival period in Chiang Mai, when there were limited other options available, but we would likely look to stay somewhere else if we were to visit again.
Beds are very hard. Pool is difficult to get in & out of. There should be steps & handrails. Wifi is spotty at best. Could not auto-login. Need gluten free bread or rolls.

Great swimming pool. Spacious rooms. Friendly staff. Area directly leading up to hotel entrance is a bit run down.
Property is so run down. Room very sad looking. Toilet need a good cleaning . Carpet in the room worn and tired looking. All the wood finishing looks sad
This property is attached to a disused shopping mall. It is depressing and dark. Maintenance seems to be non-existent. We checked out after 2 nights even though it meant forfeiting the money that we had paid for the rest of our stay.
The decor in this hotel is exceptional and coveys class.
I have stayed at this hotel on multiple occasions. Over the years, the condition of the hotel has continued to deteriorate. Although the staff are cordial and they now have cable TV, this does not justify the cost. There are always tiny insects swarming over the bathroom sink surfaces. The carpets are so old that they cannot be properly cleaned. These should all be ripped out and new flooring installed. Now that the adjacent mall has been closed for several years, the only thing the hotel has going for it location-wise is its proximity to the Ram Hospital.
This is an old hotel, I was rated three star plus not really a five-star, they wouldn't give me coffee or tea bags in the room, there was no outlet to connect the tablet and cell phone I had to go downstairs I had to pay hundred baht to get an extension, one of the elevators were broken and this is a giant hotel we have to wait in line for a long time to be able to get to our rooms, I was there for 5 days and they had not fixed the elevator yet.
The staff's prolonged wait times and dismissive attitude exemplified the epitome of lousy customer service. The staff would rather talk amongst themselves than help a customer standing at the counter. TOTALLY unacceptable, I will never stay at this property again!!!
This is the worst hotel experience I ever had. The room doesn’t have the positive vibes and feels like something unknown black energy is staying in the room. I and my wife left the room within 8hrs.
Moreover, the ambience is haunted and old. In fact, I was feeling scared going alone in the hotel corridor in night.
Don’t get fooled yourself by pictures. It is old and haunted.( As per me only. No general declaration).
It doesn’t give safe and secure vibes.
Please consider other option if you can.

The staff were very kind, friendly, and helpful. The area was highly safe and close to a very trendy, fun, and accessible by walking or tuk tuk (80-100 THB). Although tipping is not customary in Thailand, Thai people are super hard workers and they deserve the agreed upon price and $1-$4 tip for all services. We had a great stay at this hotel and In Chiang Mai overall!
The hotel is dated and the rooms look tired and need an update. The worst thing about the hotel is the patch Wi-Fi service. Sometimes you will get Internet connection often you won’t. Also, there was only three lifts to accommodate a load of guests and takes a long time to get, two parts of the hotel. I said before the hotel was dated, which also meant that the rooms were old, dirty and damaged. No iron or ironing board available for the room and this was an additional cost. There was also an additional cost to use the gym and the pool.
Airport pickup was appreciated. Concierge staff, welcoming. Housekeeping left doors between adjoining rooms unlocked upon my entry. Informed staff that I did not feel safe. Checked out.

This property is very good value. The room was clean and comfortable. However, the wifi in the room was very poor - it kept dropping out and never remained connected for more than about one minute. It was a much more reliable signal in the lobby, but there were many mosquitoes there. For value for money, however, I would recommend this hotel. I would stay there again but not if the availability of wifi was a major concern.
Pool was good, good size bedroom but it needs renovations. Little ants in the bedroom.
After the shopping centre, Kad Suan Kaew, was closed, walking to main road a little inconvenient & quite dark at night. Otherwise quite a good hotel to stay in.
The room was nothing like the pictures. The buffet was nothing like the pictures. It was terrible. The elevator smelled like piss. It like staying at Circus Circus in Las Vegas.the outlets were not updated, the toiletries were cheap and it was like a ghost town in the hotel.
