Bookings of 5 to 9 rooms and of 28 room nights or more require a 10% deposit of the total charges at the time of booking.

Great location to the center.
Stairs to room beyond elevator & so not easy hulling luggage. Breakfast was available, but poor quality. Parking they had offered was about an 8 min walk to the hotel.

The location was great and the staff we seen friendly and beds comfy.
Paid £467 for 1 night and 2 rooms for 4 adults which is quite expensive. The rooms were very tired, the bathroom had tiles cracked and missing on the floor beside the bath, the view out of the bedeoom window was to a chuckied area could have been tidied up and even a few plant pots instead of weeds. The breakfast was OK. At the price we paid would have expected more choice of coffee instead of a big pump action flask. The bar in the hotel shouted last orders at 10.30 which seems rather early for a hotel.

In our room there was some sort of shaft and on occasion some piping would vibrate and hum very noisily in the middle of the night for some 15 minutes.
The bathroom does not close properly.
The room was very comfortable with a river and castle view, The breakfast had a good selection of food. The location was convenient and quiet.
The wardrobe was a bit sad - old with too few hangers. The room cleaning was poor and not done when we asked, although we were aware of staff shortages which the management did their best to cover for.
Breakfast was a bit too much self-service and we would have appreciated being served with tea/coffee.
Didn't have a place to eat and drink at the hotel as the bar next to it didn't open until 3pm every day
The location of the property was near the castle and next to the "Ness" walk. There weee several restaurants located nearby.
It does look like there might be renovations happening in the common areas. As of our visit, carpeting in main floor was threadbare and worn. In the guest room, it looked like there was a renovation. The peeling paint and dry rot on the window jams was a problem. The beds were adequate. The lighting was fine. There was no information provided that maid service was only provided every two days! When we arrived we tried to figure out parking-no specific parking areas were recommended in the preliminary email. The clerk on duty offered the bare minimum of cursory concern. This is a historic building. If owners do not have resources to completely renovate, I recommend selling to an entity that does. The property was extremely overpriced for the product. If you can stay elsewhere, I recommend you do so.
The location and breakfast
The rooms are claustrophobic and very hot . Nothing works properly in the room like the fan , TV remote . No provision if providing water . Roommate is dirty . Almirah handle broken . Window locked , no proper ventilation. No housekeeping . Furniture old worn out and dirty . Bathroom quite dirty , no handwash or soap available . Even if called for service nothing is available and no one comes to attend even with water . Rooms are not cleaned at all by house keeping even after two days . The behaviour of staff rude of no help . Never ever will refer to anyone
LOCATION COULD NOT HAVE BEEN BETTER. RIGHT ON THE NESS RIVER, BEAUTIFUL, AND COULD WALK EVERYWHERE. WE HAD A GREAT THREE DAYS IN INVERNESS

Only there location is good.
They have to improve everything. The whole room was smelly, hotel was very very old. No ventilation, no cleanliness. Washroom was very dirty,no room service. Nothing at all. I give 0.5 out of 5.
Location excellent - view over river & of castle, etc.
Room very clean & comfortable.
Welcome snack a nice touch.
Handy for walking to Theatre & centre of town.
External building appearance getting a wee bit scabby with rusty/broken/cable-tied railings, etc.
Bar opening/closing times could be extended. Closing at 10:30pm is early for Friday/Saturday nights ... especially when having a short holiday/break.
