Pros:

Nice location along the hotel zone. Taking bus to visit some place in the area is very easy. Stuffs are very friendly, and helpful. The atmosphere is relax for adult, and like 80's. We got free upgrade from standard to premium that complimentary for three people. The Hakka Asia restaurant has excellent Japanese food and others, I like every dishies Almar also good with seafood and beef diishies. This is our first trip in Cancun, and bring a lot of happies to us. Thank you.

FOOD POISONING FROM ASIAN RESTAURANT!!!
Pros:

FOOD POISONING!!! Beware- I got food poisoning after eating sushi at the Asian restaurant. Very, very sick for 2 whole days as my body purged every ounce of food from my system.

This resort does not follow safe food handling procedures. Old food is dumped on top of new food at the buffet and mixed in. No one checks the temperature of any of the food …EVER!!!

I ordered chicken Parmesan at the Italian restaurant- it came out cold. I had to send it back. My spouse ordered lasagna- it came out Luke warm- clearly reheated, but not long enough. Food is not being cooked to proper temperature. I had pork carnitas at the pool bar and grill- undercooked and raw in the middle. Couldn’t eat them.

Alcohol is very watered down. We watched the bartenders set aside empty bottles which came back to the bar the next day magically refilled. I am a former bartender- I sniffed the tops of 4 bottles that had been set aside as empty- very little alcohol aroma came out. An empty bottle with pure alcohol should have a very strong alcohol aroma. Each of these had a very faint alcohol aroma-very watered down! All the beer is light beer- That was ok, but again low alcohol.

Food staff tries to put on a nice smile, but are quick to take your plate and almost empty drink glass if there are others waiting to be seated, as a way to move you along quickly and gain more tips from new guests.

When we booked- there was a nice daily activity schedule with pool aerobics, karaoke, dance lessons, etc. but by the time we arrived for our stay all daily activities had been cancelled. When we asked about karaoke at the bar… they stated that it was ‘last night’, but we’d been at the bar the night before and knew that was untrue. We asked around and were told that the entire event staff had been fired in an attempt to save money- so no more karaoke, no more daily activities.

The room and balcony were decent, but they only clean every other day. Mini-fridge had a couple of beers, soda and water, nothing special.

If you want a chair on the beach or pool, you need to come out at 6 am. All chairs are taken shortly after that with hotel staff reserving some for select guests by using little wooden ‘reserved’ signs for guests that will give them good tips.

Our stay included round trip transportation. We were picked up promptly at the airport, but when we were planning our departure, we were told that we would have to pay for our own taxi??! We corrected the desk agent and reminded him that we’d already paid for transportation. Only then was he willing to look up our reservation and confirm that the resort would provide it.

Small resort. Ok beach area, not huge.

Would not stay here again- getting over food poisoning was rough. If you eat here, be very careful!!!

Nice hotel could be better with a few tweaks

Lovely position right on the sandy beach. Quite rough waves but fun! Not really any good for snorkel. Nice pool area, plenty of sunbeds by the pool and on the beach, good waiter service for drinks & pool swim up bar. Very good breakfasts, egg station and lovely omelettes. Fresh fruit, pancakes etc. plenty of choice. We had an upgraded inspira sea view room but only had a tiny balcony with no furniture so couldn’t really sit out but lovely view and nice listening to waves. Be aware that not every sea view room has a balcony or even windows that open. The other side of the hotel looks out onto a busy road. The location is at the quiet end so only 1 or 2 local bars. If you don’t go all inclusive you will need to go into the main part of the tourist hotel zone which is about a 20 min bus ride. Bus stop outside hotel and every 5 mins or so. Very cheap 12 pesos each to anywhere along the route. Make sure to have correct change. The main tourist part was a let down, not many nice restaurants and mainly souvenir shops that have a person outside each shop harassing you to come in which put us off. Not much to do there at all. It’s NOT like European destinations with loads of bars and eatery’s. This area is mainly hotel based for food and entertainment so choose hotel wisely. Oleo hotel had a few pool games and singer in evening but that’s about it. A big disappointment with this hotel was the bar was inside with nowhere to sit outside for drinks or to enjoy the view in the evening. Pool bar shut at 5pm. The inside bar was very noisy and echoing, with not much seating. There wasn’t really any nice walks to do either except along the beach but there’s no beach bars as it’s just all hotels and you are not allowed in if not a resident of that hotel. I would recommend catching the bus to downtown where all the local shops are, much cheaper and big choice of shops with no tourist shops. We felt safe there. Lunch and dinner in hotel buffet restaurant was fine , a bit hit and miss if you’re a fussy eater veggie as I am , there was a pasta station on two occasions but not all the time. Food was generally nice and hot. Puddings were lovely. The waiters were all nice and friendly with good service, and a special shout out to waitress Yesali who was always smiling, helpful and friendly and knew how us English like our tea in the morning! We tried the Almar restaurant which was not that good. I ordered cabannara which was undercooked spaghetti with a tiny bit of tomato and ham but NO sauce , so dry and so salty it was inedible. The pizzas were nice though. Snack bar by pool was ok but food never very hot. I don’t understand why the hotel doesn’t have a Mexican restaurant, it would’ve been better. Rooms were quiet & quite clean and cleaners did a good job. Good shower and water pressure. Only bad thing was that the beds had a plastic sheet on the mattress which was very uncomfortable and sweaty to sleep on. Did they think we would wet ourselves every night? !! A trip to Isla Mujeres is a must, lovely local feel to it much better than Cancun tourist area. We caught the ferry from the big terminal downtown. Bus dropped you off nearby then we got a locals minibus into the terminal which was fun! Ferry took about 22mins and everything in walking distance when you’re on the island. Ferry’s every half an hour from this terminal. To conclude hotel was nice but improvements needed especially outside evening seating and don’t allow kids to use hot tub as paddling pool! Checkout at 12 but our flight wasn’t until 10.30pm so they made you pay for using the facilities after you checkout which isn’t fair considering on our first day we didn’t use any facilities as didn’t arrive until late. Would not come back to Cancun. Mainly American and Canadian visitors . Best part was the beach and the bus service, no need for expensive taxis.

Boutique hotel right on the beach

What a sweet little boutique hotel. If your goal is to be close to everything in a smaller hotel that doesn't require a golf cart just to get to the beach, this is your spot. Enjoy the pool right next to the beach! Spacious, clean rooms, fresh, delicious, healthy food. And Mesaro Mariano is just a helpful server! 10/10

The hotel is in a quiet location with stunning views of the beach and ocean. We paid extra for the Inspira experience to get a sea-view room; however, the balcony was extremely small and had no chairs. We later discovered that many sea-view rooms don’t have balconies at all, and some rooms the windows don’t even open, meaning you can’t properly enjoy the sound or breeze of the ocean. The pool area was the best part of the hotel, although the pool itself was freezing.
The biggest downside is the lack of atmosphere in the evenings. There is nowhere to enjoy a drink outside — the pool bar shuts early and the main bar is indoors with no ambience whatsoever. I have never experienced a hotel where there is literally nowhere to sit outside in the evening with a drink (unless you want to sit in a sunbed) and it really lets the place down. Outdoor seating in restaurant consists of about 5 tables, which itself feels more like a café than a proper dining space.
The food was good at the start of our stay but quickly became repetitive, with very limited vegetarian options unless all you like is vegetables. The egg station at breakfast and the pasta station on one evening were nice but desserts were almost identical every day. Rooms are only cleaned every other day, and ours felt tired and very dusty, especially the walls - see pic. The cleaner for our room didn’t do a bad job tho to be fair. The plastic mattress protector made sleeping extremely uncomfortable and caused excessive sweating throughout the night, although the shower was very good.
Service at the snack bar was disappointing — the drinks waiter was clearly attentive only to guests who tipped. We were repeatedly ignored and had to ask every time for a drink, which felt unfair and uncomfortable considering the cost of the holiday and the additional fee paid for the Inspira upgrade. There was no entertainment in the evenings, and spa staff approached guests multiple times a day trying to sell $100 massages. The jacuzzi was frequently used by children as a paddling pool, making it impossible to relax.
Another frustration was that the sun disappears behind the building around 3:30pm, leaving both the hotel and beach in shade for the rest of the afternoon. While the beach itself is nice, the sea can be very rough. There is very little within walking distance apart from the beach, which is hard work to walk along, and the main area nearby had nothing of interest to offer.
With some changes, this could be a really nice hotel, but as it stands, we would not return.

Favorite Cancun Hotel

This was my second time at Oleo and again it did not disappoint! The rooms and hotel in general were always clean and the food is good for an all-inclusive. I love the pool and swim-up bar. The ocean view is spectacular and I love that Oleo has a nice beach area if you want to enjoy the beach. The workers here truly make it such a special place! The entertainment by Rambo is great and the dining experience at Hakka was made extra special by Chef Ofelia Olan, Chef Santiago, and Mesero Crispin. The bartenders were very attentive and friendly, especially Fernando, Felipe, Gerry, and Armondo. Felipe made great espresso martinis! My only complaint would be that there should be entertainment/music in the lobby bar in the evenings. When I visited in January of 2025, there was an event almost every night. I was disappointed that this time there was only 1 event during our stay. It was the most lively and enjoyable evening at the lobby bar! Other than that, Oleo is great and I will be visiting again.

Save your money and go elsewhere

Location was great, hotel right on the beach, however the hotel shaded the beach and pool and therefore there was no sun after 3.30pm we chose to take our towels further down the beach to enjoy the late sunshine. Initial greeting was good but I’m afraid that’s where the positives about this hotel stop. This was a trip for my daughter and I to relax together, we upgraded our room to an Ocean Front Junior suite which was supposed to give us the wow experience with an exclusive section on the beach, a concierge service, gourmet on the go when on excursion, daily turndown, personal welcome message from the general manager and a few other bits, like a bottle of wine in your room on arrival, chocolate dipped fruit and discounts off the spa.
The room whilst big, was tired and generally grubby, there wasn’t a balcony and the windows were sealed shut so we had no airflow to the room or was able to dry wet swim wear. The sheets on the bed were old and scratchy and there was a wrinkled mattress protector which felt like a plastic incontinence sheet making the bed hot and uncomfortable to sleep in. The bathroom had a good shower but was generally tired and grubby and not at all what you would expect from an upgraded suite. There were no bathroom amenities like cotton pads etc. The mini bar had a couple of sodas in it and 2 beers and water which was refreshed daily. We did not receive a daily turndown service that was promised infact we didn’t receive a turn down service at all and after calling down to say our room hadn’t been cleaned we were told the cleaning service was every other day. However it wasn’t and I had to call 3 times during our stay to complain that our room hadn’t been cleaned and had no clean towels. One time, I was told they would clean whilst we were at dinner, I called to say we were now out of the room for dinner, only to return 1 1/2 hours later with the room still not cleaned. The single bin in our room was therefore constantly full, cups hadn’t been cleaned, and we had no additional glasses in the room other than the bathroom glasses. The chocolate dipped fruit which wasn’t, but was some kind of cake, was left uneaten and uncleared in our room for 3 days before I had to throw it in the already overfull bin. There was a coffee machine in the room but no kettle and no tea making provisions and whilst we had 3 cups, we only had 2 saucers and no spoons. The floor of the room was battered and had several holes in it. Towels were provided when asked but were old and tired. There were no bathrobes or slippers in the room the room therefore had sand on the floor as it wasn’t being cleaned often enough.Not the luxury experience we were expecting.
We ordered room service three times during our stay, the first experience didn’t provide all we ordered and was lukewarm, the second dinner was better but we also ordered breakfast for an early start, which had several missing items including no spoons for our yoghurts. The ordering of this breakfast was a challenge in itself as they couldn’t take my order until after 5pm meaning I had to make a special trip back to reception in person to order and despite us having our order confirmed when questioned where our bacon was, we were told no bacon as this has to be cooked! but so was the rest of the items delivered.
The food in general was poor whilst there was an ok selection the quality of the food was poor and very samey. We ate mainly in the buffet or the snack bar at lunch, Breakfast was the best meal and often we would eat very little in the evenings as it just wasn’t a pleasurable experience. Tables often needed cleaning, we asked for a table outside to be cleared and cleaned. He simply took off the mats and shook them on the floor and placed them back on the table. I didn’t observe any proper cleaning of tables and mats in between customers. Only once did we have glasses on the table for water and they were dirty, most night if we asked for water we were simply given 2 bottles of water in plastic bottles. The sodas were always flat. Waiting staff were unattentive and you were often left to go and ask for items, no seasoning on the table you had to find someone and ask, then you were given sachets of seasoning.
We had to wait for a table 3 times during our stay for breakfast for over 10 minutes. We tried the Mediterrean restaurant once and we walked out mid meal as the food was terrible, starters you had to help yourself, my daughter order pizza which was undercooked I ordered the catch of the day with risotto. The fish had clearly been sat on a hot plate as was dry and brittle the risotto was under cooked and claggy at the same time! We are still at the resort so will try the Asian restaurant tomorrow.
We asked for a lunch box on a day we had an excursion. Again I had to come back a second time after 5pm to order, to then be told there would be an additional charge. $5 US dollars each for a sandwich, a piece of fruit and a bottle of water!!!!! So what about the gourmet on the go service I was promised? Plus I’ve never been to on all inclusive resort where I have to pay for a lunch that should be all inclusive.
The private beach area we were promised, was a section on the main beach that wasn’t supervised so everybody sat there no matter what colour the wrist you were wearing was. The first 4 days had no beach service but this did improve later in the week. The INSPIRA exclusive service I book and paid for was a complete waste of money at no point have we felt special infact quiet the opposite and at this point of our holiday I have given up complaining as the staff at no point have apologised or taken any responsbility for the issues we have faced. I even completed the survey I received with no feedback even though I asked for some and the welcome from the general manager has been none existent.
Today I asked about check out when we leave and if we could have a late check out as our flight isn’t until 10.30pm. They reception staff told we she couldn’t offer this until the day and if they did have availability it would cost me $15 USD per hour to extended! So I asked about shower facilities we could use to be told the other facility they had was the toilets (no shower facilities) as it was a busy time of year!!!!!! and after 12pm we can no longer use the restaurant or bar unless we pay $11 USD each. I am absolutely appalled. This is like faulty towers on steroids. We arrived at the hotel on day 1 at 9pm we went straight to bed without food or drink and on check out day they expect us to wait at the hotel for 6 hours without any provisions.
Many of the male staff have been unprofessional and made inappropriate comments towards my 23 year old daughter when she went to the bar alone making her feel uncomfortable walking around on her own.
Gym is very basic with old broken equipment and is very small. Spa was nice and the massages were good.
The pictures on the website are all AI generated there are no palm trees on the beach, there is very little seating outside, 6 tables at the pool snack bar and thats it. The loungers are cheap plastic not wicker as shown. A completely catfish image of the hotel and surrounding. I am not generally someone who would complain but I paid a lot of money for this holiday and I want to inform others to spend their money elsewhere. We booked through Virgin Holidays and whilst the rep at the airport said he would be in touch the day after we arrived we haven’t heard a peep from him. Save your money and go elsewhere.

Great stay for a family Christmas
Pros:

Would have given it a five but for the attitude of some of the reception staff.
Hotel was lovely, good food and the waiters and bar staff were exceptionally friendly. Particular shout out to Enrico and Francisco who we are sorry to leave behind. They were great!!
The hotel is in a great position right on the beach and there were always plenty of subbed.
We stayed over Christmas and New Year. The New Year festivities were phenomenal. They really pushed the boat out and all the staff worked really hard to make sure everyone had a good time.
Trips out were reasonably priced and the temple at Coma/ cenote were well worth visiting. Also make sure you visit the Isla Majurtes

Óleo Cancún Playa deserves its recognition!
Pros:

Coming back to Óleo for the second time this year, we were excited and looking forward to another great trip — and Óleo did not disappoint. It truly exceeded our expectations! We stayed for five days and four nights and had an amazing time every single day.

Rambo, the poolside entertainment host, was awesome. He interacted so well with the crowd and created a friendly, fun vibe all week. Every staff member was incredible and treated us with genuine respect. The food and drinks were also outstanding. For an all-inclusive, Óleo does a great job serving good food. Especially the pool side menu items.

A special shoutout to the bartenders — Gerry and Armando at the pool bar were fantastic and always noticed when we needed another drink. Felipe at the lobby bar made the best espresso martinis and we were impressed by his bartending skills. At Hakka, Crispin made my friend’s birthday dinner a truly special experience and made us feel celebrated. We went to Hakka most of the time just to see him!

Another big thank you to Fernando and Antonio, who always waved and said hello whenever we passed by — those small touches really stood out.

We will definitely be back to Óleo and can’t wait to see all our favorite staff members again. 10/10 trip!

It was amazing!
Pros:

Incredible resort staff, who truly made our stay exceptional. Everyone was warm, welcoming, and always greeted us with a genuine smile.

I would especially like to thank Luis from the Almar Restaurant for making my father’s birthday so special and memorable. Such a beautiful surprise!!! The attention to detail was outstanding, and the food was fantastic — the salmon was absolutely perfect.

On another day, Yeselie and Iliana went truly above and beyond. They instantly fell in love with my baby and made every effort to celebrate our special occasion. They even fulfilled my son’s wish for ice cream on a Sunday, when the coffee shop was closed — finding a way to make it happen and bringing so much joy to my children.

Thank you for such a warm welcome, exceptional service, and unforgettable moments. The staff truly makes this resort shine.

We stayed at Oleo for our honeymoon and, unfortunately, the experience was extremely disappointing.

To begin with, the contact numbers provided were outdated, which meant we were unable to communicate any special requests prior to arrival. While the room was spacious, it lacked cleanliness. Even after housekeeping, the floors remained visibly dirty.

The bathroom was particularly disappointing, with heavy limescale buildup on the taps and showerhead, giving the impression of poor maintenance.

The food was the most serious issue during our stay. It was largely inedible, and I suffered from food poisoning for most of the trip, which significantly affected what was meant to be a special occasion.

Service throughout the hotel was mediocre. On several occasions at the bar, we were ignored, and staff walked away without serving us, even after we had tipped.

Additionally, the Wi-Fi was extremely unreliable, and the television frequently disconnected, making both unusable at times.

We also requested a late checkout due to a late-night flight. This was asked several days in advance and followed up multiple times on the morning of departure. Despite this, the request was denied. Instead, we were offered continued use of our wristbands to access food throughout the day, food that had already made me ill.

Overall, this was far below the standard expected for a honeymoon stay, and we would not recommend this hotel.
