Noise from kitchen extractor fan below bedroom window, as bedroom windows needed to be open during hot weather.

Our room was a smelly, shabby, horrible, nightmare with trip hazard carpet due to the rotton old carpet lifting. I don't know how they get away with this. No local competition probably and using the facade of a Manor House experience to lure people there.
We said we wanted to leave immediately after enduring their afternoon tea, and seeing the room. The 'manager' refused to refund. She argued and was untruthful about being unable to process a refund. She said that we had to go through Booking.com.
I contacted Booking.com which took ages. Despite already having tried to resolve this at the hotel, they said I had to do more. So I did. I got ignored by the same member of staff, who refused to meet with us on our departure.
Bear in mind that this was at 6.45pm and we had to find alternative accommodation!
She's now telling all sorts of porky pies, blaming us, to cover herself and still refusing a refund. I will post photos of the room online.

I won't be using Booking.com again either as they've been dreadful.
The Manor was beautiful and the grounds were stunning.
The furniture and decor were amazing.
There was a good selection of non- alcoholic drinks.
Breakfast was lovely and they were very accommodating for me since I am dairy free, so they were careful to point out what I couldn't have and the chef made my request of egg on toast.
Every member of staff was pleasant and made time for us.
Everything was great.
The grounds are excellent, a lovely Edwardian Building so enjoyable to sit and absorb the atmosphere.

Food though limited for md ( gluten free) what I did have was good quality
Was put in a room on 2nd floor ( despite informing them / staff had mobility issues) and obvious ‘availability on lower floors but was apparently not able to access a lower floor room and NO LIFT
Despite informing beforehand was gluten free diet missing items off breakfast not available however was charged extra for alternative items
