An excellent base for exploring Livingstone, Victoria Falls and Chobe
Pros:

We stayed with our family for five days / four nights at Protea Livingstone (February 2026).

We had a fantastic time.

The hotel is a fairly modern building, tastefully decorated throughout.

The reception area, restaurant, terrace (with bar), and swimming pool flow nicely into one another. There is also a pleasant pond on the property. Although the hotel is located between a busy road and a railway line, this is hardly noticeable in practice.

The rooms are functional and very well-maintained. There are no private terraces attached to the rooms, which may seem like a downside, but there is plenty of space on the terrace, at the bar, and around the pool to sit outside. As a bonus, this also means fewer insects in the rooms.

The restaurant is good. On quieter days, dining is à la carte only; on busier days, a buffet is also available. The à la carte menu is very good and extensive, while the buffet is rather basic.

There are not many restaurant options in Livingstone in general, except at the waterfront. We can highly recommend the Sea Spice restaurant (we went twice).

Five days (three full days) may sound long for Livingstone, but we were never bored and filled our time with the following activities:
- Victoria Falls (Zimbabwe side – KAZA visa required, “old-fashioned” border crossing)
- The Lookout Café – Wild Horizons (Zimbabwe)
- Victoria Falls (Zambian side – definitely visit both sides, they complement each other perfectly)
- Chobe National Park day trip
- African Queen / African Princess sunset cruise
- Mosi-oa-Tunya National Park: game drive and short rhino walk

The price-quality ratio of this hotel is excellent, and as a Marriott member you are truly well taken care of. It is an excellent base for exploring the area.

There is also an on-site activity centre that operates independently from the hotel (separate payments required). It is not always the cheapest option — extra fees add up quickly for a group of six — but this is probably less of an issue if you are travelling alone or as a couple.

The hotel staff are exceptionally friendly and helpful, which really adds an extra dimension to the overall experience.

In short, Protea Livingstone is definitely recommended when staying in Livingstone.
