Nothing… horrible dirty dump.

Great place to stay over night or two.
Pros:

Great location, near restaurant and 3.5 mi from Arches. Good room, all necessities were there., parking spot We had a great time.

Cons:

Just a bit loud from the road side, as our room was very close. But it was not a real issue. We were tired and slept well.

Moab Inca was really fine, good for access to the national park.
Pros:

Arun was extremely helpful when booking.com was not processing date-change request properly before we left. Lots of texts back and forth. And great in person too, offering 24/7 help if needed.

Easy walk into town for restaurants etc.

Easy access to the national park.

This was a decent $59 per night room , not really worthy of the $170 per night paid.
Pros:

The checkin staff was extremely available and helpful as incidents arose. Larger size bathroom with decent water pressure.

Cons:

We had requested a King Premium Suite due to the need of a desk. After checking in at the Adventure Inn and driving down the road to the Inca Inn, we walked into the room and found no desk. A call to the front desk staff resulted in a small table to use as a desk and a chair. When questioned as to why we were not placed in the room reserved and paid for, we were told that we had arrived late and the desks were in other rooms - we checked in at about 8:30PM. And, that we had not "requested" a desk in the notes. That room designation comes with a desk and a higher price. One should not have to request what is supposed to be in the room. Overall, the room was clean. The main light in the room had to be plugged in on a floor power strip to use it (no wall switch). The AC/Heat unit fan is probably going out and the noise did not allow continuous sleep through the night. The Inca Inn has "assigned" parking for your room number. I was never able to park near my room as others parked their cars and dune buggies where ever they wanted. This was a decent $59 per night room , not really worthy of the $170 per night paid.

Keep looking
Pros:

The location was not the issue. It is right across the parking lot from a very good restaurant that I took advantage of the room rooms were extremely bad. My room had tape on the ceiling. Part of the ceiling was falling down. Also, the floor was not in good condition around thebaseboards toilet bolts were rusted and exposed. They have curtains that are not very private. You could see through them it is way overpriced for what they offer
