Pros:

The hotel is located close to the old town, yet street there has few sidewalks and is difficult to walk in traffic for a short stretch. Hotel itself has a few utilities issues: WiFi poor, had aircon troubles which got fixed, water pressure and temperature fluctuations, power failure during one rainstorm at night. Breakfast is not very good, and staff is surprisingly unfriendly for Thai standards (overworked?). Otherwise ok.

Pros:

Wifi signal only available in the late afternoon/evening, sometimes earlier but good luck getting connected. No hot water for a day. Curtains torn. Spider webs. Could use a good thorough cleaning. A/C sounds like a horrible wind storm outside. Pool is wonderful.

Pros:

Tour Group Central. The location is OK if you don't mind walking to the market on very busy streets. My "Average" rating is generous given the hotel's need for a lot of upgrades in the room. If you are part of a tour like G Adventures then you don't really have much of a choice, but if you do shop around.

Many tour groups at this hotel
Pros:

Stayed here as part of a G Adventures tour. The hotel is in an odd location a few blocks from the central part of Chiang Mai so it was a walk along the busy roadway to get anywhere you wanted to go. But one of the good things was that it was quiet and I slept well although the bed was quite hard. My room was in the building adjacent to the main hotel and I think it is newer and everything in my room was fine and functioned well. The breakfast was not great - very few options and with other larger groups staying here it was a feeding frenzy on more than one occasion - quite offputting!!

Very basic hotel , no hot water in shower and my safe was broken or non existent.The floor was heaving . Breakfast bad
Pros:

The room was very basic , could be cleaner .
Shower only had like warm water , fridge didn’t work and the safe was broken in one room completely missing in the other . There are better places to stay for this price range . The bar by the pool was open very short hours . Breakfast was not great .

Badsheet, after someone. rat in the toilet. air conditioning dirty. water floods the room after a shower. hundreds of ants on the floor and furniture. more than a millimeter of dust on the TV. dirty mirror, fungus on the wall in the living room. I am attaching photos

Pros:

Terrible hotel. Staff are lazy and rude, more interested in their mobile phones rather than guests. Restaurant on site only open for breakfast. Pool was closed because leaves blew into it and nobody wanted to clean it. Cannot charge anything to your room, all orders for drinks in cash. No bar open, just a casual coffee shop

Pros:

Hotel was ok, welcoming and friendly staff.
Room was pretty basic for a ''supreme'' Room but was comfortable and more than suitable for our one night stay. Seemed tea and coffee had been forgotten but no biggie, the air con unit outside rattled away but as it wasn't overly warm, we just switched it off. Good shower in the bathroom.

Breakfast was good with plenty to choose from, hot and cold, western and local choices and regularly replenished.

Was expecting more I guess as I had booked an upgrade but overall, the hotel was absolutely fine form the one night and would stay again, especially for it's location to the old city.

Pros:

I stayed for 3 nights during a G Adventures tour.

My room was a single and outwardly looked amazing. The shower though needs the heads replaced (the hand held one is broken so can’t move and the above the head fixed shower head sprays every where so is useless). The hot water takes a little time but does come through eventually. The drain is outside the shower and there isn’t a door so water does go outside a bit but it doesn’t flood the bathroom so it’s not terrible. (I set up 2 bath mats to catch water and it’s worked nicely with the two together)

The aircon is not a handheld remote but a dial on the wall. A friend staying in a different room had her’s lowered when housekeeping came through. Unfortunately this meant the room was being cooled to 10C!!

I don’t use housekeeping but they were nice enough to leave a roll of toilet paper and fresh water bottles outside my room anyway.

The lobby needs to fix their air conditioning. It’s a hotel where many people wait there but it’s very uncomfortable and there are lots of mosquitoes so if you need to wait in reception, use mosquito spray!

Breakfast is typical Thai buffet - fresh fruit, yoghurt and toast has been standard for me but lots of hot foods available too as well as juice, tea, coffee, etc

When I checked in this hotel looked promising - nice pool area, well equipped room. However the stay went downhill as the shower was cold, I found the bed too hard and was especially disappointed by the breakfast (no pastries/yoghurt/cereal/bananas/Nutella, and few options for the western palate. The sausages looked incredibly unappetising and I ended up eating only toast and some watermelon). Also there was no hand soap provided in the bathroom and the loo seat was broken (slid around when sat on!). Would not recommend.

Pros:

One of the worst hotels I have been in. Dirty and outdated. The pool has been renovated a few years ago but not the facilities by the pool. The noise was terrible and we were awake all night. Had booked for two nights and left after the first one.

In a positive note the staff are very friendly.

Not the best tbh. Hotel looks lovely from the outside and is in a good spot to explore chiang mai however reception staff were not the friendliest and the room was run down and dirty. Bed was fairly comfortable but shower was awful.
Breakfast was varied with plenty of choice but ants covering some of the tables.
Just needs a bit of modernisation and cleaning up

Nice clean hotel.
Pros:

Nice quite hotel, newly upgraded. I would stay again. I paid for the boutique room and got upgraded both times I stayed there. The provided breakfast was good but not quite the quality of some hotels I have stayed in Thailand.
