Pros:

Nice rooms just not as the pictures show

Cons:

The doors are stiff hard to open there were cracks on the floor especially the stairs leading up to the rooftop in the penthouse, there were holes in the wall

Die Fotos täuschen.
Pros:

Geräumig, man hat Platz und zwei Toiletten sowie zwei Ankleidezimmer im Penthouse 2. Sie hatten einen sehr guten Föhn.

Cons:

Es sah überhaupt nicht aus wie auf den Bildern. Viel spärlicher und ungemütlicher, einfach ein dreckiger alter Couchtisch, ein Sofa mit Flecken. Im Kühlschrank kein Licht, keine funktionierende Fernbedienung, der Balkon lädt nicht gerade zum verweilen ein und am schlimmsten war die Dusche. Die konnte man gar nicht einstellen, weil es sich nicht nach links rechts drehen liess. Auch nachdem wir jemanden bestellt haben, der es reparieren sollte ging es nicht. Und es war so brühend heiss eingestellt, dass wir am Ende nicht wirklich duschen konnten. Ich finde für den Preis eigentlich frech.

What I Loved About My Stay

I usually stay at Boulan for at least part, if not all, of my time in Miami Beach. I keep coming back because of the comfort and familiarity of the one-bedroom apartment with a balcony, along with the amenities and unbeatable proximity to the beach and everything South Beach has to offer. But I have noticed several changes, concerns and issues I will discuss in the next section you should consider.

The bed, linens, and sheets are high quality, and I sleep incredibly well every time I stay. The pillows are perfection. Most rooms offer views of Collins Avenue, and depending on your floor, you may even catch a glimpse of the ocean. I enjoy watching the activity at the Setai across the street and the constant energy of the neighborhood. It can be noisy at times, so keep that in mind if you’re a light sleeper.

One of my favorite parts of the stay is starting the morning on the balcony with an espresso from the in-room Illy machine. It’s the perfect South Beach ritual.

The pool is nice and well-maintained, although it would be even better if music were played more consistently throughout the day.

I always book a one-bedroom unit with a balcony, and the layout works perfectly for longer stays. Having a washer and dryer is incredibly convenient, and I appreciate the two bathrooms, soaking tub, and dedicated space to sit and do my makeup. Another small but important detail: the apartment is always kept at a comfortable temperature, which makes it feel even more like home.

Cons:

I have stayed at Boulan dozens of times over the past four years, which is why I’ve been particularly disappointed by some of the changes I’ve observed during my recent visits. I typically visit Miami 3–7 times per year, with stays lasting 7–10 days. Over the past several years, I have increasingly chosen to split my stays between multiple properties because my overall satisfaction with the guest experience at Boulan has gradually diminished. There is a noticeable difference compared to the level of hospitality, graciousness, attentiveness, and attention to detail that I experienced during my earlier visits, those qualities caused me to be returning guest. It simply is not the same overall guest experience anymore—there is something different in the air.
I've chosen this property again and again, but one of my biggest disappointments has been the lack of recognition and appreciation for that loyalty. After dozens of stays, I would expect to be remembered, appreciated, welcomed back, and made to feel valued as a repeat guest. Instead, during my last several visits, the experience has often felt impersonal and cold, and unaware I had ever visited previously. There is a tension that feels palpable among the staff, even during guest interactions, and it affects the overall atmosphere. While the front desk team has remained professional, interactions have frequently felt transactional rather than genuinely warm, sincere, and welcoming. The personalized touches that once stood out—such as acknowledging special occasions or recognizing returning guests—have diminished significantly and, in many cases, no longer occur.
What makes this particularly frustrating is that small gestures would go a long way. A sincere welcome back, recognition of a returning guest, or other thoughtful touches can make a meaningful difference and help create the boutique luxury experience guests expect.

Hyggelig personalet og fin beliggenhet.
Pros:

Beliggenhet og personalet var utmerket. Bassenget og bassengområdet var ganske fint. Leiligheten vi hadde var ganske stort. Det var deilig med nye håndklær hver dag og rydding av sengene og kjøkkenet.

Cons:

Leiligheten var litt slitt. Sofaseng hvor barna våre sov var greit for dem, men det er umulig for voksne å sove der. Det knirker mye. Mye støv under sova og hjørner. Vi hadde en balkong med en sofa som det var umulig å bruke. Det var veldig skitnet, spesielt sofaen. Kjøkkenet var ganske stort men har kun mikrobølgeovn og kombiskap. Hadde vært fint med en stekeplate. Aircondition var veldig bråkete. Mandager kveld/natt var en del musikk fra restauranten under.

Pozytywne zaskoczenie
Pros:

Apartament przewyższył nasze oczekiwania wielkością, wyposażeniem i czystością. Personel pomocny i bez zarzutu. Wygodnie zostawiliśmy bagaże przed zameldowaniem i poszliśmy plażować (ok. 3min piechotą). Dosłownie za rogiem znajduje się porządny sklep spożywczy i przystanek autobusowy, skąd można dojechać na Downtown lub lotnisko. Basen na dachu bardzo ładny i akurat pusty podczas naszego pobytu.

Pros:

The staff was all very helpful and showed a lot of hospitality.The gentleman at the front desk the manager, the maintenance guy, the bellsman they was helpful my whole stay only encounter was one interaction over at the orange blossom restaurant the bartender rejected me because of a shirt that I had on which was almost similar to the same size shirt the previous day when I went in that confused me I just didn't return but overall I love this hotel.

Improvements could make this hotel great
Pros:

This hotel has great potential, the little things let it down! It’s in a great location with a cvs just around the corner. Unfortunately the rooms are in need of general maintenance, we stayed in room 505 where you would literally have to kick the door to get it to open, the freezer draws were broken so the whole fridge/freezer was making a noise all night. The ac didn’t seem to be working as it should either, we would put the temp down to 70, and you’d come back to find it had jumped back up to 74/75. There was no lock to the shower/bathroom area. The shower itself has the cold dial missing so you can’t adjust the temp at all, from the looks of it, was deliberate. The balcony was decent, if you looked down to the other balconies, you’d have seen you got a decent one! The ones below looked terrible. Quite loud streets but was to be expected, was so tired most nights I fell asleep fine. Lots of beeping and loud exhausts! The 1 bedroom suite was very open and spacious, some up keep would bring the rooms to a decent standard! Would I stay here again though? No probably not.
