This is a budget hotel, but rooms are surprisingly large, with a quite large bed. Location is just outside the NE corner of the old town (Sripoom bastion); and a 15 minutes walk to Thapae square. One has to cross the busy ring road, fortunately there is a traffic signal.
The Panerai hotel has been renovated for several years; it looks like a very gradual process. There are now digital TVs in all rooms. Some more renovation is needed, but for the price it is really a very nice hotel.
PRO:
Thin walls as is common, but noise from neighbors is not too bad.
WiFi is good, though one has to log in a few times per day.

CON:
Location is not ideal, one needs to walk to the old town.
Some more renovation is called for, as the bathroom and room are dated.
Sometime they accommodate large tour groups of 50 to 100 people, these can be noisy.
Hotel is located away from the main street. Quiet at night. Dining options plentiful. 7 Eleven nearby.
The property is older but the rooms were spacious and the staff was lovely. Walking distance to the Sunday Market, night markets and many temples.
Would stay here again. Wifi was iffy at times but worked well most of the time.
For a budget accomodation it was wel worth the price ($19 a night). Located just outside the northeast corner of old town it is close to everything you need. A short walk to Phae Gate and restaurants. As opposed to the higher prices in Nimman I preferred staying here. There is plenty of local food and western cuisine, but without the cost of Nimman. I stayed for 3 weeks and found the stay great for a long stay solo traveler. One thing to note is that there are large tour groups that stay over night on Sundays and they can be quite loud when they all wake up and have one hour loud conversations in the hallways at 5 a.m. haha.
While it’s one of my favorites if they offer below 13$ prices, there is a lot of maintenance work not done during pandemic. Somebody needs to tell the pigeons it us time to move out of the balconies. It would be better to get the house up to speed before inviting guests again. Cleaning the aircons and giving everything a brush and pot of paint would help a lot. Staff is great.
Quite unfriendly check in staff. Didn’t inform about the hotel, breakfast, room wi-fi… the facilities are quite old, beds creek… overall would not recommend to stay here
My girlfriend was exposed to covid and the field hospital sent her here for quarantine and I was happy she could stay alone in a room with ONE bed and recovery quickly.
Little did I know they wanted to put another covid patient in same room and share the same bed. Are they serious. How is this quarantine when you have to share a bed. Unacceptable!!!
Due to their greed this hotel will get twice as much from the government for food and room. Owners are GREEDY and do NOT care about sick people only putting Baht’s in their pockets…
How can someone in quarantine share one queen bed. Totally unacceptable. If two bed ok same as a shared hospital room. Ok with that but not two covid patients share same bed again they are greedy and sticky. And I will let all my friends know and tell them support this hotel and never to stay here as they are taking advantage of sick people. Many other better hotels in Chiang Mai to stay at rather then support this hotels greed.
When questioned they said if she stay in room alone the charge will be 1000 THB per day. What, really are you serious?
They already get money from the government for the room and food so they are gouging the sick just to be greedy and sticky and taking advantage of sick people. I have no time for greedy people and owners and again I will not ever stay at this hotel and I ask anyone with any morals and ethics to never stay here as well as owners again are taking advantage of this situation. I am going to post this one every website that I can to make everyone aware of this unacceptable greedy behavior of this hotel in a time when the Thai people are suffering enough.
Shame on you Royal Panerai Hotel shame on you. You definitely do to practice Buddhism and are just full of selfishness. Karma will get you in the end..

Stayed here before and always happy.Clean,good value for money. Could do with some maintenance, looking a bit dated now but for what I paid would go back.
Our family have 5 days stayed here, but we have to charge all of, before we are staying, they posting really 4 stars hotel, I’m make sure only 2 stars hotel, because the room very older, When we return AC, the AC is noisy, I think the AC is broken, we would like to change another hotel, but we can not cause we charged all of nights in here, if we change we lost the money!
We had a basic room, would maybe consider staying again but choose a deluxe room to see the difference as there was
no hairdryer, no coffee tea etc.

I was at this hotel from 19th june till 21 june 2019. This hotel was a very good and clean and also quiet place. The room was very large with balcony and comfy bed. 7/11 just 1 minute walk from hotel lobby and 5 minutes walking to tapae old town which u can get a very good local food at reasonable prise. Will back again to this hotel soon. Their front office person Ansu really a good person. He gives me alot of information about travelling in chiangmai which made my plans all more smooth. Thank u ansu
Property was great, it was located by the north wall of the old city. Market was close by and most of events you were picked up at your hotel.
This is a budget hotel, at an excellent location. Close to the old city, but quiet. The room is decent and very clean. The staff at the reception is helpful.
You can go and swim at the pool of the Royal Peninsula (the "sister" hotel) which is nearby, for free. I am putting 4 stars because of the TERRIBLE wifi, which drops every 10 minutes.
My family and I had a wonderful stay at the Royal Panerai Hotel. We had two spacious family rooms for the six of us. The hotel staff is warm, friendly, and accommodating. They helped me print and copy documents that I needed to take to the US Consulate. There is a nice lady in the lobby who will help arrange tours for you for extremely good prices. We had a wonderful driver who spoke excellent English. He took us to many places and in a large, comfortable SUV. The price for the whole day and the many excursions would have cost us hundreds on a travel website compared to the price we paid here in the lobby. There is always a tuktuk outside ready to take you anywhere. The 7-Eleven next door is very convenient. We had a lot of errands to run before our flight, and the hotel staff helped us get a driver in a SUV who stayed with us the whole time and helped us retrieve a lost passport and got us to the airport in time! I was puzzled by the negative reviews, because we had an excellent stay here. Our rooms were extremely comfortable, and we did not have any bugs. Our sheets were clean. When I blew a fuse, the staff fixed it in less than three minutes. They were amazing. I can't say enough positive things about this hotel. My family misses it. Even my husband, who is used to staying at 5-star hotels says he loves this place and didn't want to leave. I really can't believe how lucky we got getting two suites for free as part of our Orbitz travel flight from Bangkok to Chiang Mai!
Visit chang mai with family, the hotel has good location no noise and has clean room, and give free 3 water bottles..
The wifi some time disappear in my room in 4th floor.
You can reach the very near shops like 7 select and Thai massage and frish vegetables and fruit markets.
This hotel is tired looking and isn't in convenient location. The room itself is spacious but the bed is very hard and the furniture is looking worn down. There is no deposit box and the door lock isn't great - doesn't seem the safest of hotels. The walls are thin so you can hear everything from the rooms next door and the main road. The price was cheap but I would not stay again. Do not recommend as many other cheap hotels in Chiang Mai that are much better.
I never go back, bugs in bed,, mosquitoes in shower, the beds are old and worn out, BEWARE IT A VERY BAD HOTEL.!
Had a great four day stay. Breakfast was unbelievable every morning and staff went out of their way to make it enjoyable. Complimentary coffee in lobby was a nice touch also. Thanks again.
