Fantastic location. Facilities were great. Just make sure you request a room away from the adjacent restaurant.
Pros:

The location was great. Close to restaurants and sights.

Cons:

The room we got was right next to the adjacent bar & grill with live music. There is a kids xylophone play-thing that was right beneath our room and it was loud and used late.
Also, housekeeping missed our room for the first 2 days and when I raised it with reception, the lady argued with me. The room still didn’t get made up until late that day.

location is perfect, wasn't expecting so much complimentary which was a nice touch

Cons:

in the cottage you do feel a little exposed to the public if you want natural light opening curtains etc.

Staff were wonderful. Couldn’t do enough to assist.
Pros:

Our room was subject to music noise from the pub next door. The staff happily moved us to a quiet, upgraded room at no additional cost.

Cozy stay in the heart of Freo.
Pros:

Great location, Warders cottage is very comfortable. Staff was exceptional— helped us through a problem in the middle of the night. 24 hour reception is wonderful. Slept very well, nice and quiet despite being in the middle of Freo.

Cons:

The bathroom light turns on automatically when you walk in. This is quite annoying if you need to use the restroom in the middle of the night.

Comfortable central location but loud.
Pros:

Nice room and great staff. The tea, coffee and water on tap were nice touches.

Cons:

I guess when you book in the heart of Freo you expect some noise but with the courthouse right off the room you couldn’t exactly relax in the room as was the plan as it was like staying beside a nightclub day and night which I hadn’t expected. I assume the rooms inside the building wouldn’t be subject to the noise from the beer garden DJ all weekend.
