Pros:

Location was good and the decor and vibe of the hotel were fine.

Cons:

Leaking taps that had rotted the the wooden cabinet in the bathroom.
A single window in room that was completely blocked out by a cement wall of next building less than 6 inches from glass.
Stale bread served with bahn hi breakfast.
Pool was out of order.
Dirty bed linen piled on staircases blocking passage.
Really noise at night. Banging, beeping, shouting, moaning, barking. Sound that felt right outside the room (we were on 3rd floor) throughout the night. couldn't sleep.
