Staffs made the room and hotel environment very clean. Although the property is getting old but l can see the staffs working very hard trying to maintain the property in good condition.
Staffs are all very nice and prepare the breakfast accordingly to my choice.
Staffs also very helpful ready for helping us to move our large baggage to the airport taxi.
Besides being an old property, l have no complaints.

The staff were super sweet and helpful, even if there was a language barrier. Leo/Leon was especially sweet and helpful. He aided us in several things from booking activities to drivers/transport solutions.
A very authentic thai style hotel nestled on a small Soi (Alley). The rooms are genuinely nice. The courtyard is beautiful designed. The hotel is only a few minutes walking distance away to the central district where you find all kinds of souvenirs-, clothes- and handicraft shops including plenty of food stalls. The good thing is, that it is quiet at the hotel although it is near to the night live scene. There is car parking but limited.
The breakfast was okay, but nothing special and a bit expensive given the level of quality. The only other issue we had with the room was that the hot water for showers or baths was very inconsistent. Most of the time, the water was chilly. If you left it on for about 7-8 minutes, it would eventually warm up.

Basically hotel is in the heart of the old city but yet very cleverly hidden behind the main road.

Other guests - can't blame the hotel but door slammers and groups checking out early making lots of noise in the courtyard - simply inconsiderate. Thai staff too polite to say anything to them.
The location was excellent, easy to get to the old city and the river. The staff were helpful.
