The beach and bed
The shower was broken
mold in the rooms, staff not trained properly, broken mosquito doors, shutoff in the toilet leaking, mold in the pillows, dirty towels, doesn’t look like pictures at all! in the property many broken things around, everything is old, safebox was making noises and not working, The dogs on the property were on a leash next to generator, barking many times, we felt super sorry for them. The security was sleeping during the night in the Banda or the sunbeds, at the gate they were many times telling us we were in the wrong place when we wanted to enter the hotel?? They didn’t know we were the guests staying there. it was horrible and not worth the price at all!!! We told the staff that we were not happy but they didn’t care.
The quality of everything in relation with the price that I paid it’s absolutely ridiculous. I been living in Zanzibar for a year now and this is the worst hotel I’ve stayed so far. The sand part is dirty and neglected. The AC sometimes works, sometimes it doesn’t, even tho they came twice to try to “fix it”. The bathroom is so tiny that when you shower everything gets wet, can’t even put the toilet paper in the right place or it would be soaked. They don’t provide shampoo, just hand wash & a small bar of soap. They put photos of the gym like it was included, but no, you still have to pay extra for it, and only get 2usd discount for being a guest.
The beach is just a minute walk from our room. Location wise it's amazing. But that's about it.
Oh and room cleaning was great!
The rooms and photos in their website are not current, and the property seems to be deteriorating.
There's no facilities in the property. No restaurant. No cabana. No sun or beach beds. Nothing.
We had to walk 5-7 minutes to another restaurant to have our included breakfast.
There's no manager in spot. There's no proper security (not really sure if someone barges in and can do something in the middle of the night). We had to beg for bottled water daily.... No proper service but the locals are kind.

It’s a good location but zero value for your money. The bungalows need a remodel.
The first room they gave us was moldy and they intended us to sleep there. After 3 hours they gave us a different room (under the value than what we paid for). Which was dirty, toilet didn’t work and the bed sheets had stains and holes.
Absolute robbery of 90$ a night with horrible customer service (completely ignored by the lady managing the place and every other employee we encountered).
We were supposed to stay two nights but only stayed one because it was unbearable.
We wanted a refund for the night we would not be spending there and ask the staff to ask the manager to contact us because she was not available to talk to us, and never came back to us. The staff said she passed the word that “they don’t do refunds”.
This is a beautiful property literally stones throw away from the ocean - you could not ask for more!
Lodges are a good size, more than comfortable (bring plenty bug spray) and cleaned daily.
Surely the best gym in Zanzibar is available right on the beach - this is an amazing stay for locking in.
There is no restaurant on-site but just 50/100m either side (walking down the beach) you'll find all the food options you need!
Electricity went off sporadically (national electricity company turn if off?) but when in paradise does it really matter?
Wifi is not strong here, I suggest ensuring you have sufficient data to travel or one of the restaurants on the beach will be able to help.
The room was nothing like in the photos,
There was no electricity, therefor no wifi, no water in the bathroom and can’t use the gym.
The room was smelling humidity, and full on insectes, for breakfast we had to go to an other hotel because their kitchen was closed.
Extremely disappointed, we could not stay in the room with these conditions so we changed the place, we asked for refund but the management didn’t accept.
After reading the amounts of bad reviews on google and booking.com about burglaries and stealings happening in the hotel, we decided to not to risk and cancelled our booking. We arrived to the hotel with a request of refund, however they refused to proceed. We checked the rooms and bad - moldy walls, dirty linen.. The staff sad the photos are only for the advertisement.
We made a claim to booking.com however didn't receive any resolution yet, whilst the hotel keeps ignoring our calls.

We loved staying at Kinazi Upepo. The location was perfect and it felt like a little jungle oasis with all the beautiful greenery throughout. Paje can be quite busy with a lot going on but after staying for a few days we realized Kinazi was just st the perfect location. We were close enough to be able to walk to all of the most crowded places with a lot going on but just on the cusp of the end of the chaos to feel a bit more private. The room was very comfortable and clean. The bathroom was very narrow though. The AC worked perfectly and after a few issues when arriving they fixed them right away. Another bonus is their sister lodge, which is a 5 minute walk, where you can use all of their facilities. We spent a few days enjoying their pool which was stunning and super private. The breakfast Kinazi provides is really great and plentiful. It is also a couple doors down from Mr. Kahawa where we really enjoyed eating. Highly recommend!
