Great location, beautiful views if you lucky to have main building see view room. Good selection of drinks by the pool bar. Breakfast is AVRAGE the most. Same every day average quality products served in a rather lazy manner. Axe chopped tomatoes in metal container. Everything else is pretty basic staff but the worse is the cofeeee. Instant coffee machine from early 80s. Painful on holiday if you like a gud cup of roast in the morning. Five stars for location and views. Three for food and one for coffee.
Coffee was really bad.
Perfekte Lage, sehr sauber, ruhig, sehr freundliches Personal sehr gute Hotel-Eigene Taverne, ganz tolle Strandbar mit toller Aussicht

Nice clean rooms. Good location and a good base to explore the island. A nice beach in front of hotel and great beaches a short walk away and others a drive away.
Breakfast very basic and exact same selection each day. Made breakfast a chore rather than looking forward to. Although hotel modern and in good condition it lacked attention and character. The food at the beach front restaurant was also a bit disappointing compared to others and overpriced. We preferred to drive to other choices. (If they put a bit more effort in at breakfast and nice touches this place could be great given location and standard of rooms).
Amazing location, right on the sea front with easy access (as long as you are ok with steps). Beautiful views from the room and the beach was gorgeous, clean, sandy, gently shelving, completely clear water - a joy to swim in. Staff were welcoming and friendly. Spacious rooms and the best hotel hair dryer I have ever used! So good I am going to buy one for home. Pool was clean and large but cold so we only braved it a couple of times.
Very poor wifi in the rooms and limited English speaking channels on the TV meant that even though it was smart, flat screen TV, no access to online services such as netflix etc. Not a problem mostly as we spent our time out of the rooms but was a frustration that with some wifi boosters could easily be fixed and in this day and age is basic level of service expected in any hotel. Breakfast, although I can see the effort attempted was very poor so we only went on one day. Limited choice, cold meats and cheese, some fruit, cereal, boiled eggs. Also problems with wasps which they attempted to manage by laying out honey but unfortunately just meant you were constantly bothered whilst trying to eat so not very relaxing despite the beautiful view. Rooms not well cleaned - drains in the bathroom were disgusting and we ran out of toilet roll and had to ask for more (which they gladly supplied). Pricey drinks at the bar and we were very disappointed that despite being guests of the hotel we still had to pay for the beach beds at 20 euros a day. We also had loss of water on 2 days and loss of electric on another although these issues were quickly resolved. Also a lot of the pool sunbeds need replacing and were ripped or dirty. With a little more investment this place has the potential to be a gold mine so just needs a bit more love and attention and you could charge more for your rooms.
We chose Koukis Club because we wanted to be on a sandy beach and the beach was sandy, more shallow than expected, and with calm warm waters in a protected bay. There are no beach chairs included with your stay but there is a discount for guests to rent chairs and umbrellas for the day. The pool area is very nice, chairs are provided, and we ended up spending quite a bit of time relaxing, tanning, and swimming here. The rooms were large, spacious, with modern furnishings and with large balconies facing the sea with amazing views especially at sunrise and sunset. The rooms were kitchenettes with a coffee maker, hot top, kettle, and a few pans and dishware. A safe was provided as well as a very good quality hair dryer.A continental style breakfast was included each day from 8:30am-10:30am and included a loaf, bread, jams, meats, boiled egg, vegetables, fruits, and cheeses. I would have appreciated some yogurt - either Greek yogurt or small packaged yogurts as I didn't eat the meats or boiled eggs. We only had breakfast a couple of times as we had tours and a pickup before the 8:30am opening time in the morning. Rooms and bathrooms were clean and very open feeling as our ceiling vaulted in the 3rd floor room. I liked the cozy blankets provided for the room.
Opening the lock on the door was very complex with a series of left and right turns and I was never able to open it myself. The owner had to come up to show my husband how to get in and my husband eventually seemed to get the knack of it but it shouldn't be so difficult to get into the room. I'd highly recommend updating the locks. One thing that really surprised us was a lack of basic amenities for the room like a bar of soap or handwash for your hands. We would have brought some if I knew but this is the first hotel I have ever stayed at where they don't provide at least one bar of soap. There was also no dishtowel for the kitchen or anything to wash our dirty glasses or dishes. Since we were only there a few days we didn't really want to have to go out and buy things and we needed the hand soap right away when we used the toilet. We could have used a bit more instructions when we first arrived about how things worked, the issue with the door, and how to check in and check out. We were later in the season and it was quieter so maybe this explained why we didn't always see staff. No one was at the desk when we arrived and the doors were locked the day we left. Sometimes the bartender was at the bar to help with drinks and towels and sometimes they weren't. The one thing that we didn't realize when we booked was how isolated our location was. There were a handful of restaurants, a few hotels or beach clubs (during the day) and not much else. There was a bus to get into Zante town but we waited for an hour one day even before the posted schedule and it never came. We didn't have a car and it was not really walkable to go through the roadways in the dark so this is just something to keep in mind.
There wasnt wifi in our room at all, and even if we got the wifi it was very slow, couldnt have a normal voice call.
We had really nice and relaxing stay at Koukis club. The room was big and comfortable. We enjoyed the balcony with the sea view. The pool area is very nice and clean. The beach is also very nice and just a step out from the hotel. Speacial thanks to Jordan and our housekeeper for making our stay even more pleasant. Definitely will go back.
The wardrobe was not enough for our clothes. The breakfast was very limited choice.
We liked the views, the pool and the service in general. People were friendly and accomodating.
Breakfast did not have a great selection of food. Same everyday. Some days the cold cut meat looked not appealing.
The location is amazing. We came to Agios Nikolaos beach last year for the day and loved it so much we booked a week this year. It’s a picture book location, sandy beach and clear water, ideal for swimming. Koukis club is up a few steps from the beach with a lovely pool area, pool bar, taverna with views over the bay, and a beach bar. We asked for a third floor apartment and the views from the balcony were amazing. The breakfast area also has tables outside with lovely views of the bay. Also the balconies are shaded in the afternoon so it’s nice to escape the sun if you want to. There’s a lovely family taverna a couple of minutes walk back up the road and one or two others as well.
The shower needed renovating. Took a long time for warm water to come through. The breakfast is fairly basic - cold buffet but we’re fine with that. We ate too much in the evenings anyway! The pool bar plays music - usual chillout beats mostly but sometimes it was too loud. It would have been nice to have a break from it from time to time.
The view was great, which includes fantastic sunset and sunrise sights.
The beach was not all too busy, close to some bars and restaurants. The pool area was fantastic. Both had beds available to enjoy the lovely summer sun.
The room was spacious and clean. It was cleaned daily, and new sheets and towels were provided. The private balcony is a great place to wind down after a long day.
The staff provided excellent service and were very friendly.
We only had cold water in the room early in the morning, which means that if you rise early, you may learn to enjoy a cold shower.
The breakfast was limited in variety. Tables were often found with the condiment containers to be empty. The cutlery is also nearing the end of its life.
The kitchenette was somewhat lacking; no kettle, sharp knives or bottle opener. Which may also be a positive point: go enjoy the great local restaurants! :)
The location on the beach setting is fantastic
The beach bar is nice
The size of the family room was good
Was disappointed that the kid’s play area didn’t exist any more - this was a big reason for booking this hotel and is shown in the photos
Lots about the hotel felt a bit worn and in need of attention (some sun beds were moldy, the fence on my balcony was wobbly)
Was lacking in a clear reception and greeting - it’s not obvious on arrival where to go to check in, and you don’t feel you have someone to go to for recommendations or other help. And it just lacked the hospitality welcome - some staff were nice and friendly but overall didn’t get the ‘Greek warmth’ that you hope for.
The hotel taverna was very hit and miss on service (first time waited an hour for just our drinks, second time was better)
The breakfast was ok, but a shame that there was no variety (ie some egg choices or a rotation of what was laid out for self service), and fruit juice etc wasn’t fresh (it was a vending type machine)
The Wi-Fi was terrible - obviously don’t want to use lots on holiday but it should be extended to reach the rooms properly
Is not currently reflecting a 4 star, needs updating or changing to a 3 star (even by typical Greek standards)
Amazing location with a beautiful beach and water sports.
The beds were very hard and uncomfortable, so unfortunately we didn’t get a good nights sleep.
