Location.It’s 15 minutes from the Maya center and 10 minutes from old town.
The room is little dark! The bathroom is especially dark making it difficult to apply makeup 。

Schlüssel vom Parkplatzwächter, der meine Tür 20 min auch mit Unterstützung nicht aufschließen konnte! Das war späte am Abend, nicht so schön. Kann passieren, ist aber unnötig!
I am happy i came across this little gem in CNX and took a risk changing from my usual accommodation whilst in town, booking this instead. The staff at this residence are very kind and helpful. We stayed in both the studio and the standard queen room and both were larger than average for Thai standards. It was very clean and i haven’t seen any bugs at all. The building openend right before covid and everything looks proper and maintained. It’s simple styled yet feels very homely. It’s clean and safe and located perfectly for visits to the old town and Nimman all without the need of a Grab. If ever in need of accommodation in Chiang Mai, i would happily return!
There was nothing i did not like. If i have to nitpick, it was an overall quiet and peaceful development and this was also made aware by posters on the wall asking for guests to be quiet and considerate whilst in the building. Unfortunately on some occasions, some guests did not adhere to this and were a bit loud. Nothing to fault the owner or staff so i did not make a big deal out of it.

Good location close to Nimman and close to old town , Nimman is full of amazing coffee shops and local shopping. Clean apartment comfortable bed.
Loud as it is just in the second line from busiest street in Chiang Mai , you can also hear airplanes very loud in the room even if all windows are locked - for me it was major issue as I value peace and quiet
