Pros:

Bardzo dobra lokalizacja. Ładne i duże, dobrze wyposażone mieszkanie. Dobry kontakt z gospodarzem.
Duże, wygodne łóżko.

Cons:

Niedziałająca pralka, brak kapsułek do ekspresu (musieliśmy się upomnieć).
Brak małych ręczników do rąk.
Wypadałoby posprzątać zakamarki.

Dans un quartier délabré mais central, un joli appartement bien aménagé.
Pros:

Bel espace, très bien équipé, l'appartement a été refait à neuf.

Cons:

Fenêtres donnant sur une cour intérieure, donc peu de clarté. Le problème récurrent des Airbnb, lors d'un séjour de plusieurs nuits, les serviettes de toilette ne sont pas remplacées.

Pros:

I liked having my own space when visiting Athens. I booked this space to do exams. It was nice to have a washing machine and private space in an easy accessibly place in Athens.

Cons:

The hallway light doesn’t turn on when you’re arriving so you have to use your torch to find the door/ get up the stairs

Central, clean, small rooms, noisy street.
Pros:

It is centrally located.
The fixtures are modern.
It’s clean and done up well.

Cons:

The room barely had any space for opening even one big suitcase.
Our room on the first floor got a lot of noise from the street (which has a few bars around the corner). The breakfast was very bare.

Το διαμέρισμα είχε σκόνη στο πάτωμα. Πατούσαμε και τα πέλματά μας γίνονταν μαύρα. Επίσης, δεν υπήρχαν πρίζες δίπλα στο κρεβάτι παρά μόνο usb σε type c και φόρτιση μέσω βάσης σε κινητό κάτι το οποίο δε μας βόλεψε. Ακομα, υπήρχαν κουνούπια στο διαμέρισμα

Great location, but a property that promises more than it delivers
Pros:

We are two couples who stayed at MIXT by Zoia Living for three nights as part of a larger trip through Greece. The honest verdict: the location is excellent, but the property itself has meaningful issues that need addressing.

What worked well:
The location is genuinely central — close to Syntagma, Monastiraki, and everything Athens has to offer. The 6th floor terrace is a nice touch and the included breakfast was a welcome addition. For exploring the city, you couldn't ask for a better base.

What didn't work:
The rooms are noticeably small for the price point — two couples sharing the apartment found the space quite tight. The safe box in the room was broken, which is a genuine security concern for travellers carrying valuables. Several wireless chargers were non-functional. The lift is extremely small — barely fitting two people, let alone luggage, making check-in and check-out a frustrating experience.

The lobby lights were not working on two out of our three days — including during both check-in and check-out. When we flagged it, the issue was addressed once, but the lights went out again shortly after and we were left to manage on our own. For a property marketing itself as a premium apartment experience, this is simply not acceptable.

The terrace, despite being on the 6th floor, offered no meaningful view — not what the listing implied.

Perhaps most importantly for travellers to know: this is a fully self-managed property with no on-site reception or staff. Communication is entirely remote and response times were often slow — sometimes taking hours to reply to queries. For a short city stay this may be manageable, but for any issue requiring prompt attention it becomes a real frustration.

Bottom line: MIXT by Zoia has genuine potential given its central location and concept, but inconsistent maintenance, no on-site support, and slow communication mean it falls short of what it promises. We would not return in its current state.

La posizione molto comoda per muoversi a piedi per tutta la città, eventualmente a pochi passi dalla metro. La stanza aveva diversi confort e il personale molto disponibile.

Cons:

Stanza non particolarmente grande, in due si è stato stretti.
