Excellent Hotel Close to Chiang Mai University.
Pros:

Very Arty decor.Clean Room, minimal Toiletries.
Breakfast good. Cold, had to ask staff to use microwave.
Staff good, polite and helpful.

Cons:

Room and bathroom bit small.

Pros:

Very clean and quiet (no plane noise).
Right next to a fairly large night market so very convenient.
Very close to Chiang Mai University, and we enjoyed a morning walk there.

Convenient and comfortable.
Pros:

Location was excellent. In particular, I would like to commend one of your Reception staff, who was extremely helpful. I didn't get her name (ponytail, no spectacles). She had a disposition of genuine service - friendly, approachable, willing to help and to go the extra mile. I hope the management retains and rewards her. She is an asset to your hotel@

There was no hot water to shower on our first day.
