Peaceful location, very spacious, had a kitchenette and seating area and balcony and very comfortable bed
Sometimes a bit of noise at night and light traffic noise. All looking a bit tired and in need of smartening up.

The room is bigger than we expected.
The noise from outside was quite loud, as there were kids playing in the swimming pool right in front of my room. I don’t blame the kids; I just think that the door or walls should provide better sound insulation to filter some of the noise from outside.
Beautiful decor. Big rooms. Comfortable. Nice bathrooms. Big balcony to sit out in the sun.
Friendly Staff
Some parts were a little gtubby . Eg. scattered cushions not very clean.
Everything. The hotel decor is outstanding and every part of it feels like it was made with care. The staff are very friendly. I loved the large balcony in the room where you could relax in the sun or move in the shade if you wished.

Rare to find this style / design of accommodation in Thailand. The owners do a beautiful job at pulling you into another part of the world.
The condo was extremely comfortable. Sofa cushions and bed both sleep-able for a 100+ kilo 190cm guy.
Perfectly clean with well-maintained, fresh-feeling cabinetry and modern fixtures in the bathroom.
There was a desk in the living room where I could catch up on some work away from where I sleep, always a nice touch to keep these things separate.
The room had a south-western facing balcony with a gorgeous view of the sunset behind the mountains of mae rim.
Check-in and check out were both a breeze, with very pleasant and professional staff. Don't miss the espresso machine on the right of check in, where breakfast is served. We enjoyed a complimentary coffee at check out!
Maid service also professional and attentive, we asked not to be bothered apart from daily water and they graciously accommodated.
The place was quiet and peaceful. On the last day we caught up on some sleep until 10am without interruption.
Lastly, the pool is well-maintained and clean. Enjoyed a quick dip and a few laps our first night.
It feels silly to complain about anything when you are getting a 4-star stay for a 1-2 star price. There are, however, a few things that are good to know:
1. After 16 years in Thailand I thought I'd encountered all the ways shower facilities can underwhelm. Was very surprised to find that rooms are equipped with a 15L (!) hot water heater like you'd find on a boat or an RV, with no on-demand fall back. This allows a VERY hot shower for 3-5 minutes or a lukewarm shower for 8-12 minutes depending on how conservatively you mix hot and cold / your target temperature. If you like to relax in a long, hot shower - that's right out. Also, constantly jiggling the knobs to find the right temperature (against the boiling hot source) was a pain.
2. There was, surprisingly, no microwave in the room. The place feels like it used to be a condo (the kitchen is complete with a 2-burner stove, a hood and a full-size fridge) - but there are no cooking pans, utensils, etc. to be found in the ample cabinetry and drawers. The lack of cookware is absolutely understandable. You can't allow guests to cook and expect to offer the room (and whatever smells are left from cooking) to the next guest. The missing microwave was unfortunate though. Expect the staff may have accommodated us or allowed use of the breakfast area microwave if we'd asked, but we just ate the food we brought from the market cold instead.
Neither of these were big problems and we'd absolutely stay here again in spite of these minor inconveniences.
Overall we were very pleased with our experience and content to just enjoy the place for all the wonderful things it offered rather than focus on its few quirks or flaws.
9.9/10, will return again.
