Better find something else in Guangzhou.
Pros:

Great location but very old building with the main entrance hidden in the back. There is a small shop at the front where the main address is, but is very easy to miss as there is only one sign in English saying WAIFIDEN inside the shop. We had a great looking balcony with a view over the public square and the river but the balcony doors do not close shut.

Cons:

Very old room needing urgent renovation including the electrical. Bathroom very small and without separate shower. You have to shower over the toilet. Clean sheets and towels but dirty floor.

Location was okay

Cons:

- checked in late at 11pm and they gave the king delux room I booked and paid for to another guest in exchange for a smaller room. No apology nor refund from the front staff and insisted it was my fault because I checked in late, despite already having paid for the room.
- building was hard to locate. The shortcut entrance of the building was only opened during 10am - 5pm, otherwise you would have to walk one round in the cold to the entrance of the building
- ALL furnitures within are extremely old and tattered, some furnitures and hanger were even broken.
- there were stains and peeling paint all over
- water heater can only last 20 mins at once. You can’t bathe consecutively. The next person has to wait another 20 mins for the water to heat up, and can only bathe for 20 mins before the heater goes off. There was a sign warning us but unfortunately this was stated in booking.com when we were making the reservation
- shower drainage was very slow and would flood every time we bathe
- tap at the sink was semi knocked off and water was flowing at a very awkward angle
- hair from the previous guest was all over the Velcro sofa. It wasn’t cleaned well.

Really great value for money.
Pros:

Nice location with really nice views of the river from the balcony of our room.
Lots of places to shop and dine at walking distance plus the main ferry terminal for river cruises is also less then 10 minutes walk.
Metro station is literally right opposite the building but we didnt use the trains at all in our time in Guangzhou as the taxis are soo unbelievably cheap.

Cons:

Can be a bit tricky to check in as the building is shared with other businesses (shops, restaurants) and personal/individually ownsed appartments, with no clear instructions provided on how to locate the check-in desk. There is a tiny check-in kiosk/shop on the ground floor, with a sign showing the name Waifiden, right across from the park and next to other shops. Took us some time to find it after walking around the building.
The bathroom in the room was too tiny with shower that was placed almost on top of the toilet seat.
