Stayed for 3 nights.
I love love love this place!!! Dont think about it just book. The neighborhood is quiet, theres a supermarket (Soriana) 5 minutes away by walking, an Oxxo thats 3 mins away by foot, a Walmart and burger king thats maybe 10 mins away. It is a little bit far from ADO bus station Cancun, but if you take a bus/van R-6, it drops you off right in front of the Soriana supermarket. If you're going to the Hotel zone, you can take red bus 2-15. The fare is a flat fee of 12 mxn pesos. Make sure to download the Moovit app, it shows you which bus/van to take, best public transportation app in Cancun in my opinion.
Now back to the hotel - I feel like it's more of a BnB than a hotel hotel, ya know. It feels homey, theres a cute garden in the front of the house and its lovely to have breakfast with that kind of view. The living room is pretty too. The kitchen (omg the kitchen is the most well stocked kitchen I've seen in a hostel set up) thank you for letting me use some of the condiments! I made chicken dish for dinner and salad, it was perfect. The toilet could use some improvement, but honestly I've seen worse and it was clean just old, but its ok. The room more than makes up for it.
The rooms tv has netflix and whatever streaming platform you use. The AC is very cold which is just the way I like it. There's a fan also if you're not fond of ACs. Theres a towel (multiple actually) and you just know the sheets are clean, I have sensitive skin and I get itchy all over if the sheets are not clean and freshly washed, and I didn't have a problem at all.
Overall, I'm rating this a 10/10. I've been staying in Europe for a month in hostels and it's a breath of fresh air to stay in cozy little house/hotel/bnb every once in a while.

Everything fine
La cama es cómoda y había agua caliente en la ducha. Tienen convenio con un restaurante en la esquina para el desayuno y es rico. Es un sector muy silencioso para descansar. Al rededor hay supermercados y restaurantes así como rutas de buses que te llevan y traen al centro, zona hotelera y otros lugares de interés. Hay aire acondicionado y ventilador en el techo.
El baño me lo entregaron sin lavar, en la ducha habían pelos de la última persona que lo uso. Salen cucarachas por el desagüe del baño. Nunca le hicieron aseo al baño o al cuarto. Dice que va incluido el servicio de lavadora pero después dicen que lo cobran por aparte. El agua a veces salía turbia en el lavamanos y con mal sabor.

Super cute garden with area to eat in front, very comfortable bed, great AC, the best stocked kitchen I have ever had in a stay, super sweet staff who always respond very quickly and are helpful, nice safe location with supermarkets and everything you need nearby, great value. Amazing place!!!

Una excelente opción si viajas sólo o en pareja, la habitación realmente limpia, la cama muy cómoda y eso se agradece cuándo quieres descansar, la atención del anfitrión 10/10, la decoración en la habitación 100/100 todo armonizado para una estancia placentera. Sin duda se volvió de mis favoritos.

The fridge in the room needs to be replaced as it freezes everything even on the lowest setting.
Also makes a humming noise which is annoying through the night .
I only had 2 mini showers in 5 days as the water pressure was minimal. No hot or warm water at all . They didn’t say they had hot water in the description but if you are North American you expect it ( l told the manager this )
Security seems to be high as you are given 7 keys ( really only need 3 ) .To arrive initially it’s quite the procedure to get in with lock box codes etc ,my driver helped me otherwise it could have been frustrating.
Going in and out can take a while with having to lock and relock 2 gates and possibly the front door as well .
You really need a car if you want to go nearer the Hotel Zone which will take 35-40mins depending on traffic.
The local busses looked packed to me but it is doable .
The friendly and very responsive owners, great location in a friendly neighbourhood with plenty of food options and public transit to get around.
Their were a lot of keys to get in, but the instructions were clear on the Checkin notice

Tutto falso !!! Appena arrivato non si apre la cassetta della chiave con il codice. Quindi io aspettando fuori in strada fuori il cancello, chiamo per telefono, e mi rispondono se volevo aspettare per telefono cone avrebbero risolto il problema. Riprovo a fare il codice e forzando molto forte la cassetta si apre. APRO LA CASSETTA E DENTRO MON CERA LA CHIAVE DEL CANCELLO ! Quindi avviso per telefono che non esisteva la chiave del cancello nella cassettina. Mi risponde di aspettare un attimo. A QUESTO PUNTO IL SOGGETTO SCOMPARE E NON RISPONDE PIU AL TELEFONO PER OLTRE 2 ORE. Io continuo ad aspettare fuori al cancello ed al telefono non risponde piú nessuno. Quindi gli scrivo un messaggio su whatsapp, avvisandoli che il giorno successivo li avrei denunciati per truffa, all'ufficio in difesa dei consumatori PROFECO. A questo punto dopo 15 minuti il soggetto mi scrive in whatsapp che hanno annullato il pagamento e quindi avrei dovuto trovarmi altro alloggio. QUESTA ATTIVITÁ É UNA FRODE, STARE ALLA LARGA. Io li ho denunciati e chiedo risarcimento danni per tutti i danni che mi ha arrecato, per trovare altro hotel piu caro, pagando taxi etc. Ho aperto una posizione anche in booking, dove hanno provveduto a trovarmi altro hotel, pagando la stessa cifra, rimborsandomi l'eccedenza che ho pagato nel nuovo hotel.

Bien situé dans un quartier typique loin des hordes de touristes.
Le petit déjeuner, très copieux, est servi 100m plus loin dans un petit café très sympa.
Il n'y avait pas d'eau chaude ni au lavabo ni sous la douche et la douche n'offrait qu'un simple filet sous lequel il est impossible de se doucher.
La piscine mentionnée dans l'annonce est inexistante mais s'avère être une bassine de 2x1 mètres.

Location carina in ottima posizione.
Mancanza totale dell'acqua calda, mancanza del coperchio del water, pulizia migliorabile, odore sgradevole all'interno della stanza e lavatrice con costi a parte quando fra i servizi compresi era menzionata la lavatrice.
