The location of the hotel is perfect for a couple of days if you are looking for a calm environment. The beach nearby is beautiful and the views from the balcony are perfect. There are 2 restaurants in walking distance. Staff was nice, though no reception service was provided. Pool area was also good.
The room was a bit disappointing compared to the pictures. Light switches, outlets, the kitchen and the bathroom are definitely less modern, not really a 4 star experience to me. With a little renovation it could be fixed.

We ended up checking out of Costa Avithos early because the conditions in our apartment (the Ostria unit) were well below what we expected, and requests for a refund have been ignored.
The main issue was the overall state of the facilities. The air conditioning was extremely noisy, and one of the bedrooms didn't have any A/C or even a door. On top of that, the beds were small, uncomfortable, and squeaked with every move. Accessing the unit was a hassle too, there were way too many stairs, an unpaved road to get there, and very poor lighting around the property at night. To top it off, there was practically no Wi-Fi.
Cleanliness and maintenance were major letdowns. The apartment had a strong smell of mold, with visible mold spots in both the kitchen and the shower, and we even ran into a family of spiders inside. Several basic things were broken: the shower drain didn't work properly, and the toilet door couldn't even lock.
Overall, it was a very frustrating experience, and we wouldn't recommend staying here until they perform some serious updates and maintenance.

Sadly this accommodation doesn’t live up to the photos. We enjoyed being able to walk to the beach but the whole place was like it had been forgotten. I’m sure when it was a hotel it was lovely, but lacked any ambience or care. For the price paid not even basic provisions or a welcome pack. We paid the same price in a beautiful boutique home in Assos. They need to up their game.
Soulless. Basic. No basic supplies. The whole place felt a little apocalyptic. The website makes you think it’s a hotel . It’s not! No sea view really from the rooms. Pool area very tired with old sun beds. It looks like there may have been a bar here at one point now just an empty space. See picture. I feel the owners are cashing in on location. It’s a 75£ a night property. Not £170!
Stunning location
Everything in the apartment was falling apart.
The location is great - close to a sandy beach, three good tavernas and a winery. Shop is a walk away too so we didn’t need a car. The pool is really lovely (though the toilets down there are in as bad a state as the bathrooms elsewhere -
wear shoes!) and the terrace stating was a lovely shady place to read a book (though we did see several rats scampering across the roof joists in the evening)
The decor is very shabby and this is not the 4 star accommodation as advertised on Booking.com. The bathroom stank and was dirty, soaps empty.
We were given new incense sticks but basically had to keep the window open all the time. Given that this is self-catering (as no breakfast even available, what used to be a bar now closed) the kitchen is woefully ill-equipped. One mug! One pan! There is no broom or anything to clean. The curtains were stained and mismatched. It’s just nothing like the pictures on Booking.com and we feel we paid way too much. If this was a 2 star, we would have known what to expect but we were very disappointed…
The proximity to the beach is perfect
It’s pretty dated and extremely expensive.
Absolutely do not recommend.
The property was extremely dirty, unclean, smelt of sewerage and mould.
My daughter’s bed collapsed as soon as laid on it.
The bathroom smelt so bad.
Mould all over the blinds in the bedroom, spiders and insects everywhere.
The front door was broken and would not close properly.
The bathroom window was broken.
Kitchen was so dirty, all the floors were extremely dirty.
We contacted the manager with all our issues they came and placed incense in the kitchen which made the smell worse.
We had to leave after our first night we had booked for 5 nights.
The property has refused to give us our money back for the remaining nights. We have opened a dispute with our bank and booking.com has been notified with all these issues and has opened a dispute with this hotel.
Avoid at all cost. Would not even qualify as 1 star

Good location, short walk to the lovely beach and a couple of restaurants.
Lovely pool for swimming and it was quiet.
The apartment was not equipped
for cooking anything, one pan for a family of four! We were not planning to cook meals but perhaps lunch and breakfast which was tricky given the lack of kitchen equipment.
