Pros:

Very clean and spacious room with comfortable bed. However, not a good value, lack of hot water for shower and parking space for vehicles and very weak Wifi.

This is supposed to be a new hotel which was just opened in March 2025, and is still in the soft opening phase as mentioned on the in-room flyer. However, we were surprised to find the wooden framing and wooden luggage holder to look worn out, and so as the cloth covering the seating cove. Also, the safe wasn't working reliably as it required multiple tries to lock sometimes. As for cleanness, a ring of black mold around the basin drainage hole was such a big turn off to us, as it met our eyes every time we brushed our teeth or washed our hands (thank goodness the cleaner kindly removed it on the second cleaning).

Breakfasts were nothing to write home about. We regret paying for all 10 days of breakfasts in advance as we only had them for the first three days. The food was the same every day and the greasy smell stuck inside the breakfast area was enough to turn us away.

On the positive side, the structure did stand out as being new, albeit surrounded by modest residential establishments inside an alley like side street. There are a lot of bars cafes and restaurants nearby, and it is only a 10 minute walk along the canal to Tha Phae gate. The friendly receptionists made the stay much better. Grab hailing is also very easy.

Beautiful room. Lovely staff. Quick, professional and kind. Facility was clean and nicely decorated. I wish I could have stayed longer. Great location.

Pros:

The staff was Fantastic, but the hotel is not really finished and should not actually be taking guests yet, the entrance does even have any Signage, it’s a mud hole, the pool has not even been dug yet, apparently city permits have not been easy to acquire, it seems that bribery is a live and well in Changmai but the owners of this hotel have not learned how to play ball.
