The hotel was clean but need some renovation. The wall paper is peeling off in several places and it smells bad in the bathroom - humidity

Great location for the bus station. We were returning from Pai and heading on to Chang Rai and so needed one night in Chang Mai. This hotel was perfect for that. Clean and modern, with air con and free breakfast. Relatively basic but all you need for a night.

The Central Festival (large, modern shopping mall with lots of food options) is a 15-minute walk. Otherwise, you'll need to take local transportation to pretty much anywhere.
Staff were brilliant from the start, they let us check in at 10 am. Booked taxi for us when we needed them to. On our last day we checked out at 8 am as we were going out for the full day the staff looked after our bags until we got back at 5 pm. The only problem with the hotel was the breakfast they only had toast.
The location of the hotel was very convenient for my purpose of stay in Chiang Mai. The building is old but clean. The simple breakfast was provided which I really appreciated. The best thing about this hotel was the friendly and helpful staff:)
Good place for value
The front desk Staff was really nice and spoke some English well enough. The room could use some updates, the shower didn't drain very well. The beds were firm, but clean and so was the room. Wifi worked well. The cafe just outside the hotel has good food and a friendly staff. My boyfriend and I stayed here because it is close to our massage school.
The service at front desk is good and helpful. But the cleaning staff is only doing a fair job. And the chairs in my room are both broken, not really comfortable.
Terrible location - nowhere near the new or old city. The rooms were basic and the beds were hard as rocks. The lack of cleanliness made us concerned to sleep in the bed. Bathroom was also the shower and mold was growing on the walls. The sink leaked all over so the bathroom/shower was soaking wet.
Not sure in what scale and in which universe or century this place got 3*. In my university times I have stayed in better hostels.

Clean well maintained room, good wifi ,lots of cheap food options nearby. Away from tourist area, local market weekends, 10 minutes walk to bus station . Staff helpful but English limited.
This hostel style hotel is quite far from the more popular areas of Chiang Mai. We paid very little for the room and got what we paid for. Students and backpackers may find it acceptable but for us, we weren't very happy. We walked at least 3km one way each day to get to shopping, markets and restaurants. The neighborhood has almost no conveniences. The only place to buy anything is 7-11. Many of the street vendors and outdoor restaurants are not open when you want to eat. The rooms are sparse and the bed was less comfortable than our bunk on the 2nd class train we took to get there. The bathroom had mold growing on the walls and floor. The television was about 14 inches and only viewable from the bed, therefore difficult to see. When we arrived the front desk personnel did not speak English and acted like it really didn't matter if we were there or not. This continued during the rest of our stay. We moved to a new hotel altogether we were so unhappy.
The receptionists weren't exactly the friendliest. Rooms were pretty good considering the price. None of the drivers knew where Inspire house was, but they got there eventually. It's not in the greatest location ever but hey you're in Thailand, tuk tuks are cheap means of transport.
Chiang Mai is such an amazing place, if you're in your bed long enough to complain about it being uncomfortable, you're doing it wrong. This Hotel is great. The only better location would be in the "old city", but we liked taking the 5 minute ride into town on our motorbike.
We ended up extending our stay by a night, from 3 to 4 nights not because we loved it, but the festival was happening and town was pretty full booked up and expensive. Such as pity as we often like to stay in one location for 2 or 3 days and then move to another location for another 2 or 3, to get a diff vibe of the place we're staying in. This wasn't possible in CM. This is a basis hotel aimed I think more at Asian tourists, the rooms are dated and do need to be painted at least. It's close to the bus station walkable, but tuk tuk and taxi things weren't too expensive though prices did vary greatly between drivers best price was 40B for two to the river, but we were quoted 150B so beware, the average though was 80B to either on of the closer gates to the city. Not a bad hotel but nothing special or recommendable
