We were very disappointed with our stay at this property.
On first impressions, the hotel looked nothing like the photos advertised online. The exterior appeared tired and in desperate need of renovation, with broken signage giving a poor welcome before we even entered.
The reception on arrival was unwelcoming, setting the tone for what followed. We were allocated the room type we had booked, but upon entry, it was a huge letdown. The condition of the room was nowhere near as shown in the photos: paint peeling from the walls, doors corroding and badly damaged at the base, and the general décor very run down. The bathroom was tired, there was a strange smell throughout, and the windows were so dirty they badly needed cleaning.
We asked to change rooms and were only offered a smaller room type, as no superior rooms were available. While this second room was in slightly better condition, it still had major issues, including a large visible leak on the ceiling, a dated bathroom, extremely weak WiFi, and a terrible view overlooking an industrial area.
We ultimately decided to leave after just one night, even though we had booked three. Unfortunately, the hotel would not refund us for the remaining two nights. It felt unacceptable to stay somewhere so far from what had been advertised, and we lost money as a result.
Overall, this was a very poor experience and I would not recommend this hotel. It is in urgent need of renovation and honest representation online.
Location - walkability amazing, as you are right in the heart of the action in the old city.
Room - it was spacious and comfy.
Atmosphere - has a mix of short-term and long term visitors and relaxed feel.
Value - medium level and honest pricing.
Service - super flexible, as I extended my stay.
Cleanliness - spotless room, as well as the grounds.
Amenities - ample sized pool and there is a tour booking service, plus inhouse massage (both are great), too.

The location is good
This time I was very disappointed.
The room was a good size with a comfortable bed.
However, there was dirty mould stains on the ceiling and dirty marks on some of the walls.
All the tv channels were grainy and unwatchable.
But the bathroom OMG.
The bath was old, stained and rusty around the edge.
The grouting around the tiles was filthy.
The chrome taps needed a good clean or replacing.
The whole bathroom needs replacing.
The room need renovating.
If I was the hotel manager I would be ashamed of myself for letting this room to a paying guest.

If you want to know the best place to stay in Chiang Mai, take out a map and use Top North Hotel as a reference point; the closer you are to it, the better located you are.
Sightseeing, transport, bars, restaurants and trinket shopping are all nearby. Cool location.
The hotel itself looks like it could do with some investment, a bit old and tatty in places but still okay. The staff are all excellent and do what they can to look after you. Cool people.
My only issue is with the shower. The water is - you guessed it - cool. Literally cool. It was lukewarm once but other than that, cool. If they could fix the water heater, I’d stay again. Otherwise, I’m cool thanks.

a standard room comes with cobwebs, thick layer of dust, broken air conditioner and moldy (elevated) bathtub it is an extra 200 baht (from 600) to get the room in the picture
to “upgrade” to the clean-ish room also came with an additional surprise
it backed up to a thai boxing arena!!!!
the jalousie windows do at seal and the boxing is VERY LOUD until about 1 am
now that being said
the hotel was 800 baht US $22 which for this area of town is enough to get a decent room
it’s OLD, the walls are thin and you can hear everything your neighbors is saying and doing
the pool is cold and dated
it’s close to everything
it’s a safe area
many tuks and red buses close by
close to shopping , food, coffee and the little red light district if that is of any interest
overall “meh” not horrible not good
sheets were clean, bed was extremely firm, pillows were ok
I stayed there 2 times last October and December 2019 and February 2020 a month each the last 2 times. Hope to go back again in early 2021 for another month if I can leave Australia due to the virus.I really enjoyed it there! Great pool,staff,room cleaned every day and quiet.
Didn't have breakfast there only 3 times. It's O.K. I went elsewhere for a change, Thai food. Close to night market,Taphie Gate (sorry wrong spelling) and night entertainment.

We walked in with another couple and did a booking for two rooms in person because it was close to a Chinese traditional medicine clinic that we wanted to go to in the late afternoon. Sadly we found out that the price that we paid was more than 50% higher than was available on Agoda (we paid Bt900 and change versus 600 and change on the internet.) The location was perfect for what we wanted and the swimming pool and general presentation of the place is very pleasant. However I don't think our bathroom has been properly cleaned for about 10 years. There is lots of mold everywhere. The sink fitting is so loose that it rotates and has to be held with one hand while you turn the water on. When you do turn the water on a lot of rust comes out with the water at the beginning. The same is true of the other water fittings. I think it may be perhaps that there are iron pipes that are badly rusted. If you get the internet deal it's probably worth it. But the drop in price is very much overpriced. Sorry.
The room we had was right next to the pool , breakfast was average choice off 3 ,location was perfect if you want to rent a moped got to 4.20 (that's the name off the shop ) through the pha tha gate sorry for the spelling to the left brand new bikes.

Disgusting. Stained sheets, towels, curtains. Marks on walls. Dirty grout in the bathroom that kicks up dirt/mud when it gets wet. Toilet moves when you sit down. Air con only works when it’s not too hot outside and basically shuts off otherwise.
I’ll start with the positive - good location.
I can’t say anything else positive about this hotel. The room itself was difficult to get to. You either go in a lift and have to walk all the way around the balcony’s, or you go up the very narrow spiral staircase.
The bed looked clean but had stains. The bathroom window had plants growing inside and there were small ants EVERYWHERE. A line of them in the bathroom along the shower, all over the sink and all over the desk in the bedroom. I even had to blow one off my toothbrush. We could hear everything the family were saying next door because there was only a thin door with a small lock keeping us separated.
The pool was grimy and horrible - we didn’t go near it. We’re a young travelling couple who has stayed in many cheap budget hotels but this is definitely one of the worst. We couldn’t wait to leave.
This hotel is VILE! Do not stop here. We luckily only stayed here for one night, but it was one night too many! The rooms are DIRTY. Ants everywhere, stains on the wall, mouldy towels, stains on the bed. It is utterly disgusting and probably the worst hotel I have ever stayed in my life. I asked for a pool towel too, this as well had mould on. The staff at reception did not seem to care, all they want is the money and do not care about the well-being of their guests or the reputation of their hotel. Avoid this hotel at all costs.

I HAVE NEVER WRITTEN ON TRIP ADVISOR BEFORE, BUT I WANT YOU TO LET POTENTIAL HOLIDAYMAKERS TO NEVER EVEN CONSIDER THIS HOTEL! Staff are rude and the rooms are filthy, asked for, and moved rooms three times before one was ok. The hotel was empty and they refused to upgrade us. Very smug floating their no refunds policy when we threatened to leave and laughing amongst themselves. We ended up getting one but we’re forced to pay a lot more as we were stuck between a rock and a hard place. Every drink we bought was a different price. Such a shame and is not a reflection on the rest of the country of Thailand at all. I would not recommend this place to my nemesis. My rescue dog was raised in better conditions than the squalor they had us initially.

A pool in the center, quite dated but clean. Ez location to downtown sites and markets. Pay cash and only $20 US (600 baht)
Very good location. Good breakfast, a large selection of dishes. We liked the patio whith the swimming pool where you can relax after a day full of sightseeing.
Weaknesses: dirty in places you can't see at first glance e.g. a fan covered with dust (fear to turn it on), the front of lamps above the beds was dusted, but at the back overgrown with dust. After our intervention it was not cleaned very thoroughly. Very old bathroom, mosquito nets are missing and mosquitos are present in the room. It is difficult to charge the phones in the room because the sockets have slightly too large holes. But it's possible to charge it at the reception desk.
The service staff are very helpful, but due to the aging of the infrastructure, there is nothing they can do to make our stay more comfortable.
The WiFi is not working satisfactorily, there were times that I could not gain access to important web sites.
TV programmes are lacking, no major news stations are available.
The breakfast (not included in the room tariff, we have to pay extra) is basic only.
Perhaps the advantage is the location, at the perimeter of the old city, allowing us to visit the bazaars and temples within walking distance

Ideal location but could do with a good clean
Stayed here for 2 nights initially but extended our stay for another 3 as we really enjoyed it here. Booked a superior room which had a lovely view of the mountains. The atmosphere was lively with a mixture of families, friends and couples. The pool area was nice with lots of sun loungers. Location is amazing and can walk around the main city with ease. Only cons was the swimming pool was very cold and the toilets smelled quite a bit (maybe a drain issue).
