Family-owned hotel that is super clean and beautiful. The owner is from Amsterdam and his wife is from Thailand. Their kids are adorable and the whole family is a joy. The top floor is an open area with views to the mountains in the north and a pool table. Wifi is available everywhere on the property.
This hotel is literally 2 steps from the night market that takes place every Saturday, with awesome food and excellent shopping. There's a 24-hour 7/11 store just a few steps away and it has an ATM machine. The south gate of the old city is only a 5-minute walk and you will find tons of vendors there every morning and evening with fantastic food options. The Silver Temple is a 2-min walk down the street and the main road into the old city from the south gate takes you past several major temples, including a university for Buddhist monks containing the oldest temple in Chiang Mai. There's a scooter / bicycle rental about 3 min away on the road to the south gate. I could not have asked for a better location. ))))
I liked the cleanliness and quiet nature of this guesthouse ,well suited for those who dont need pubs and trendy resturants . ,It has upstairs roof top relaxing area and breakfast available ..It was well situated for Saturday night market and best coffee at Cafe 88 ,also good food there .It is a 10 minute walk to al fresco dining at Chiang Mai Gate and dental surgeries ,that I needed . . They have bikes for hire for speedier access to city centre or longer bike rides .

The reviews on the web are not accurate--there's been a regime change and I think the hotel is clearly more of a homestay without anybody around much.The mattresses are in dire need of change--and the bedding is also in need of upgrade. Had to ask for sheets, and the pillows are impossible to sleep on. The bathroom floor overflows with the shower. The squeegee is truly disgusting and needs changing. However, the owner Maarten was quite responsive to my questions and also he did come through with the curtain when it fell from hinges, the next day. He offered late check out which was great for doing something in morning. Also, the fridges have water and beer and sodas. There's a pool table on the rooftop-terrace, nice touch. It's too hot to even think of playing though. All in all, looking back, it was an OK stay--but not excellent nor extraordinary-- and the price is right, also because of relatively good location. Not in old city, but on the border. And there's a very cool night market right there Saturdays.
We were very happy with our stay. The room was quite large and had a great private balcony. The ac and water heater worked well and there was free coffee and tea in the room. It has a great location that is close to the night market and within walking distance to old town. The bed is a typical Thai bed... But if you have made your way up to Chiang Mai, you are more than likely used to them by now. Have an amazing adventure!!
The staff was very welcoming and friendly. It was also one of the cleaner places I've stayed at. The location is great, with a night market only about a 7 minute walk away, and night life starting at about a 15-20 minute walk away. Two free water bottles are provided at this homestay, which is always a nice addition since you shouldn't drink the tap water in Thailand. My only complaint was that the bed was extremely hard, but I was still able to get a decent night's sleep. Overall, if I were back in Chiang Mai and wanted to stay somewhere cheap, yet clean and reliable, I would definitely stay here.
It is in a great location so near the centre of the city and yet on a quite street.

My friend and I stayed here for 5 weeks. It's a reasonable small hotel with a lovely rooftop terrace that really makes the place with its cool breezes on hot days. Henk and his wife Nha have 3 lovely kids and we felt like part of the family by the time we left. The rooms are dated but very clean and if you're not concerned with luxury, it's a fine place to stay near the markets and very easy to catch a songtaew to just about anywhere you want to go.
Staying over 30 days requires a 2nd booking in Thailand, so this is just a repeat of all the good stuff Isaid in my last review.
This small motel has only 7 rooms, but it feels more like a family stay, in that, the owner and his family are here most of the time. Hank and Nah have 3 adorable children and run the operation. The rooms are clean and adequate, the television very basic, the wi-fi excellent, and the prices very reasonable. Life in Thailand is mostly lived outdoors, and since the weather is great, spending time on the rooftop terrace is far more ideal than spending time in your room anyhow. It's also a great place to meet other travelers and have wonderful conversations. There's a small menu of offerings for breakfast, lunch or a snack, but if you wander down the road, there are literally dozens of small eateries, street food, little cafes and shops very close by. It's an ideal location only about 500 meters from the Chiang Mai gate to the the old city, and most everything is either walkable or a very reasonable tuk-tuk ride away. Hank and Nah are very helpful in arranging local transportation, as well as tours and advice on local activities. They will make you feel like part of the family!
Staff was very friendly and accommodating. Great location to food, shopping, the old city, and much more. There is a great little cafe about thirty yards away. Weekend street market is right out side. Room was basic but clean. We enjoyed our stay and would stay there again.
Villa Oranje is only a couple minutes walking distance to the old city. Nha the manager, is awesome. She is very friendly and helpful. Great little cafe across the street, good food and excellent prices.
We stayed here one night. The room was clean and comfortable. The old city is only 5 minutes walk away and there is a nice cheap noodle restaurant around the corner. Good hotel on a budget
Second stay there. Family run guesthouse with nice caring staff. Located in such a nice quiet neighbourhood, but turn into great fun bazaar on Saturday nights, convenient.
We had a lovely experience in Villa Orange. Staff are very helpful and friendly. Our Chia Mai trip was made perfect by Villa Orange. All the amenities are by the door steep. There are plenty of restrurants and street food are available just 5 minutes walking distance from the hotel. The night markets is about 10-15 minutes walk from the hotel. The area is very peaceful and quiet. There are few Buddhist temples in the surrounding that brought some tranquilly into our vacation.
On the whole this hotel is an ideal place to stay if you are looking for value for the money. The hotel is suitable for people that looking to stay longer to appreciate the Chia Mai city and the local people.
I will definitely stay there again when I go perhaps next year.
I arrived at 9.30pm and no one was there to check me in. A phone number was posted but as I did not have a sim card I could not call. Ended up walking down the street to another hotel and got them to call. Other than that the room was spotless and the small hotel is on a very quiet soi.
The building is gorgeous, the staff was helpful, it was clean, accept of course of the ants coming out of the walls. It was in a short alley,and had a lovely balcony. The only issue was the flea ridden cat that wouldn't go away. The balcony was hers.
