Pros:

The hotel itself is good. Good location, very conformable, and nice services within, such as the gym or the airport shuttle. Breakfast is also varied and appropriately served.

Cons:

However, I cannot give a higher rate because of two reasons. On the one hand, staff at reception need to improve their communication skills since they are the first contact with the hotel people have, specifically talking about the team in the evening. It took them more than half an hour to check me in although there was no one, and I had to pay a city tax that I had not payed anywhere else in Addis. Additionally, the booking said I could pay in US dollars and they didn’t allow me. The rest of the staff (i.e. housekeepers, staff at the restaurant, and drivers were very nice). On the other hand, the most concerning issue for me was the amount of mosquitoes at the room. I really don’t understand this problem since I’ve stayed in other hotels nearby in Arada, Addis and that problem didn’t exist. I kept killing mosquitoes everyday at least 5-6. That’s a problem they need to take care of.

All the people available and polite
Pros:

We had breakfast and dinner in the hotel. Th choise for the dinner is excellent, a little bit les for breakfast, maybe because of the fact that we went late in the morning (9.30) with reduced product avalaible

Pros:

Excellent friendly staff. Also loved the breakfast.

Cons:

No channels on TV. The key cards constantly had to be renewed. One lift seemed out of service for a long time. So waiting for lifts was quite cumbersome.

Very disappointing stay — misleading location, poor maintenance and an unfair charge for something I did not use.
Pros:

Unfortunately, there wasn’t much that I liked about the property. The overall experience was disappointing and not what I expected from the listing.

Cons:

I was extremely disappointed with my stay. One of the biggest issues was being accused of opening a bottle from the room, which I did not open, yet I was still made to pay for it. I found this extremely frustrating and unfair.

The condition of the property was also disappointing. Some of the walls appeared rusty or poorly maintained, and the lights stopped working on different occasions during our stay. We were also not initially provided with basic items such as slippers and had to ask for them.

Another major issue was the location. The listing gave me the impression that the hotel was located in Bole, but the property was actually around the Piassa area. Location was important when I made the booking, so I found this very misleading.

Overall, the combination of the maintenance problems, missing basic amenities, misleading location information and being charged for something I did not use made this a very frustrating experience. I would not stay here again.
