Excellent spot! We will definitely be returning!
Pros:

Easy to find, easy to park, great staff, a beautiful breakfast and dining room, close to downtown, very clean room, comfortable bed, lots of pillows and bedding, a very large room, quiet room, gorgeous neighbourhood. Lots of towels and great liquid soap, shampoo and lotion. They had a makeup mirror, portable fan and an iron.

Cons:

I would recommend providing a bar of facial soap, instead of only liquid.
The coffee maker didn't work 😞 But, I found out later that we could have gotten a carafe of coffee for our room from the kitchen.

We loved the location and the quiet, large grounds.
Pros:

Very nice breakfast. Taste and variety. Beautiful, inviting, open space.

Cons:

Too much foot traffic sounds in the morning. Bath was not very comfortable.

Pros:

Included breakfast was fantastic, better than any other hotel i have stayed at, was definitely the hightlight of our stay. Staff was friendly and helpful.

Cons:

Wasn't really anything I didn't like. Bathroom in the room was a little tight, but not bad. Soap that was provided in the room was not the greatest.

I'd stay again
Pros:

Breakfast was good and the breakfast staff were very friendly
Location was excellent for easy access to downtown/Queen's university and on bus line.

Cons:

A bit dated in terms of decor and smelled like an old university hall.

I would recommend this property to friends and clients.
Pros:

The breakfast was very good. The lunches served on the two days we had meetings there were excellent. And so were the snacks during our breaks!

The rooms were nice and clean but in need of some upgrading.....looking a bit tired.
