Avoid if yoy want to stay for more than 1 night.
Pros:

Location 15 min walk to Pisa tower and center, parking and lovely stuff (woman that was serving coffe during breakfast and did our checkout.)

Cons:

Dirty floors, uncomfortable beds and rude main host, the check in was very unwelcoming we felt like leaving that moment if we had an option to do so,, also other day we were sitting in front of our appartment and still had 30 mins until our checkout and he went around us checking his watch giving us clear signal that we should leave. We understand it is low budget hotel that you choose if you are having layover in Pisa or roadtripping Italy like us and stay there for one night so our expectations were not high, but dirtiness and rudness from main host is not excusable, hence the low rating. I recommend this place only if you plan to stay in Pisa just for one evening and then go.
