Ruhige Altstadtlage. Alles notwendige in direkter Umgebung - u. a. 7 Eleven, große Auswahl zum Frühstücken, Essen, Bars, Kaffee usw. Der nahegelegene Park, 10 Minuten Fuss entfernt.
Unterkunft liegt sehr zentral in der Altstadt und ist dennoch ruhig.
The hotel is located in the old town area. While it's not too far from the market, walking there at night can be quite tiring. If you're on a budget, this hotel is a great choice considering the price, cleanliness, and overall value. I recommend renting a motorcycle for easier access to places. Note that the hotel doesn’t have an elevator. However, the staff provides excellent service.
The boys in the front desk were the reason I gave them 2 stars. Very dangerous staircases, ropes for handrails. The rooms were filthy!!!! The bathroom was a joke!

This hotel has a very high "key fee" when you check in. So far other hotels are about 300 Baht. This hotel was 1,000 Baht and buyer beware you are unlikely to get it all back based on what happened to us and what other guests at the hotel told us.
This hotel has a check-list (with at least 20 things) of "fines" they will charge you for various misdemeanors you might do - like if you get caught eating in the room, if you stain a pillow case, if you stain a towel etc.
The rooms are tiny and the beds have very sharp edges. I dinged my leg on the edge of the bed (about 5 times) and got a spot of blood on the sheet and was charged a 300 Baht fee for this transgression.
I get the sense that no matter what you do, you are NOT getting your entire 1,000 Baht back. With that long list you are bound to make some kind of mistake.
They also keep the front door of the hotel locked at all times and nobody is ever there to let you in, and you get only one key per room, so if you and your partner/roommate are out and about separately it is impossible to get back in the room.
Big drag is whoever is in the room has to walk down several flights of steep stairs to let you back in.
We had to climb three very steep slippery staircases in stocking feet to get to our room -- and the stairs are super uneven and there is no handrail.
You must take your shoes off before you even come in the hotel, cannot even walk through the lobby in your shoes.
The housekeeping was not good - basically did not happen. They say they offer coffee and tea which means 2 Nescafe packets that were not refilled a single time in the 5 days we were there.
The housekeeper looked scared when I asked for an extra towel like it might come out of her paycheck if it went missing.
The rooms are cute but tiny and nothing special. Shower has no pressure. Room is clean.
It is quite noisy - traffic on the front facing roads and loud chickens/roosters on the backside. Their is no sound proofing so you can hear other guests coming and going all night.
There are lots of better options with very nice and accommodating staff and reasonable policies regarding your key deposit. I would choose something else.
We stayed one night - room is clean and secure. No extra frills. No shoes allowed inside and no elevator. You’ll need 1000 baht cash deposit for the key.

Do not stay here! The hotel is probably the worst I have stayed in. Firstly, we had to pay 1,000bhat for deposit which is not mentioned anywhere and they did not accept card when we asked so we had to pay cash. We were then not allowed to take our own shoes upstairs, we had to take them off outside and place them in a communal cubby hole even when we wanted to was them, we were told we were not allowed by staff. Then the room… a strong gas/sewer smell which seemed in from the bathroom, no soap to wash your hands with, no hand towels, the shower head holder was spinning on the wall so the shower head dangled down the wall and the sink leaked below every time you used it. There is an ant infestation in the rooms so I woke up to ants in the bed and all over the floor which was disgusting, this is probably why you cannot take any food or drinks in your own room without a 2000bhat fine! This is ridiculous. The floor was dirty, the light was hanging out of the wall, the picture above the bed was still in packaging, the TV quality was awful, the beds made a sound when you moved and there were no amenities which were mentioned when we booked it; no tea or coffee (despite a kettle but you can’t have any drinks in you room?), no hand soap, no fridge, no ‘city view’ (we had a view of shacks and a car park), no laundry facilities (we were told to leave the hotel and turn left) and the desk was wobbly. The staff seemed friendly but they spoke no English, were never at the desk but were always ‘watching’. Staff live in the hotel and have a room which seemed to always be wedged open and/or someone sat on the sofa downstairs waiting. They also had a cat indoors which I am highly allergic to and there was no mention of this when booking. Also halfway through our stay the WiFi on our floor went and never turned back on. Also, the AC leaked and was dripping all over my partners clothes which we did not notice until it had soaked through. Also, we were woken up to the chicken coup next door and the banging of them doing works over the road. Overall, if you don’t want to sleep in a room riddled with ants and to breathe without being fined, save your money and go elsewhere. If we were staying any longer then I would’ve demanded a refund to stay somewhere else, it is in the city but there are soooo many other places to chose from, save your money!
We had a wonderful stay with 3Laan House. It was in a great location close to food and massages. The staff was amazing and so helpful. The place was clean and the AC was cold!

Majapaikassa ystävällinen vastaanotto, eritoten nainen kuka oli aamuisin vuorossa. Hän avusti ja opasti tarvittaessa ja sain huoneen ennen sisäänkirjautumisaikaa käyttöön.
Huone oli siisti ja toimi hyvin kolmen yön majoituksessa. Hinta-laatusuhteeltaan erinomainen vaihtoehto!
I THOUGHT THE STAFF WERE REALY HELPFUL AND VERY FRIENDLY BUT LEFT YOU ALONE IF YOU DIDNT NEED ASSISTANCE. ALSO HELPFUL WITH BOOKUNG TAXI AND TRIPS AWAY FOR THE DAY.ROOMS WERE CLEAN AND SPACIOUS THERE WAS SOME ROAD WORKS GOING ON AT THE TIME OF MY STAY WHICH IS WHY I Gave A4 SCORE WOULD STAY THERE AGAIN 😀
It's a very cozy place to stay. Clean, nice stuff, comfortable room, very nice mountain view and central location. Manager is very friendly. I even came back to stay there second time. Highly recommended.
Without ANY prior notice, they asked for 1,000 baht key deposit at check in; this is not mentioned on their Facebook page or on any booking app; also they did not mention this in their email to me; I don't carry that much cash, but I had a 500 baht note; at first, they refused, and I was only gonna stay 1 night and it was already 21.00! Once they finally approved 500, I arrived at the room: no chair, clothes hangers but no closet, no place to hang, dirty bedlinen, no nightstand.

All of the staff were lovely and friendly, with good English. Very helpful with various situations. Helped us book our activities in Chiang Mai.
We stayed for 3 nights and did not get our rooms cleaned once. We have to ask for the bin to be emptied and more toilet roll. I think this is something they would improve on.
Unsuitable for anyone with mobility issues or young children. The stairs aren’t even, with no handrail or side barrier. Also no lift.

My boyfriend stayed here 2 years ago and was very keen that we would stay again when we returned to Chaing Mai.
The guesthouse is the perfect location to walk away around the oldtown and also to get to the Saturday night market. There are 2 new cocktail bars next door and across the road with delicious drinks, however both close at 11pm, are quiet and won't disturb your sleep.
The cleanliness of the bathrooms could improve (only done every second day). We didn't have breakfast even though it was included, it was just a rice dish. Instead we walked a bit up the road to Good Day Cafe forsome fantastic coffee.
The guesthouse woudk not be suitable for anyone with mobility issues as the stairs is irregular with no handrail.
For the price I feel what we got was fair snd I would return for a short stay
We liked our stay at 3 Laan House. The staff were very friendly and we got a good value for what we paid. The hotel has a lot of inconvenient rules (no shoes, no food, big cash key deposit) but they do make it a nicer place to stay. For what we paid, we were very happy with the accommodations.
Some room for improvement:
The stairs are very steep, uneven, and have no railing which could be hazardous for many people (including my father).
I noticed ants in my room, especially in the bathroom.
No soap was given for the bathroom sink.
There is a safe but it isn't bolted down and you have to get the staff to open it for you.
The breakfast is good, but small portions and only one drink option.
Stayed two days here with my girlfriend, and really enjoyed everything. The staff was very friendly & helpful, while the breakfast was very good. Definitely would recommend and right in the middle of everything!!
Great location with pubs and restaurants nearby and away from the main crazy street which we did walk to one night. The staff were very nice and the breakfast was OK however only allowed a coffee or an orange juice not both. The room was quite small, the bathroom tiles looked rather grubby and the balcony was skinny with no chairs and the main stairs in the hotel are just dangerous with no hand rail or bannisters, if you have bad knees or unsteady on your feet it could be a problem. On the plus side there was a safe (but it wasn't bolted down), the bed was comfortable and the Wifi good.
