-good size room with decent AC, WiFi and hot water.
-convenient/safe location in a quiet side road, one minute from restaurants, 7/11 etc. laundry place behind for 40b/kg.
-bottled water replenished every day even if you don’t request housekeeping.
-bed quite comfy/soft by Thai standards.
-nice area downstairs with seating outside but seems the hotel caters mostly to Chinese/Korean tourists so no signage in English for the groups they hosted there. Not very social for European backpackers if that’s what you are looking for.
-rooms not as nice as photos show, basic furnishings and needs some renovation. Bathroom discoloured, cracked floor tiles etc.
-no wardrobe or safe.
-no bathroom door, only a curtain hung with cable ties.
-windows are frosted as they look onto the walkway so not much light.
-can only pay in cash.
-rarely anyone on reception, one guy doesn’t even look up or say hi. When I left someone asked me to pay when I had already on check in.
-noise carries round the building, thin walls and can hear doors closing, toilets flushing etc but no disturbed sleep (not a late night crowd kind of place)

Very difficult stay. I had to change rooms as the one I got first time was very bad, the window was glued with some sticker so no good lighting, limited space for clothes, the towels were dirty too. They changed the towels with new ones - but such bad quality the plastic ones that don't absorb no water :)) useless towels really. The beds were also rock solid, you would sleep more comfortable on the floor
The other room I got was better. Also there si only one guy that knows anything about customer experience. One night when I got to the accommodation later after 11 pm, fhe gate was closed and luckily someone answered on booking.com because otherwise I will probably sleep outside. When I complained, their answer was that the code for the gate is written at the reception on the desk :)) So it's my fault I didn't read it. Instead of them having an automated message on booking.com with the code or at least write it on the key. So unprofessional. And my stay was full with these tiny annoying details.
The shower in the new room was not working and when they said they will fix it, I had to wait and lose all my free time that day to explore just because they said 3 different hours - due to that guy they called to come fix the shower..
And I booked because I work remotely and was also expecting the events that some people wrote in the reviews. The organize nothing really..it's just an accommodation, no social space
Great location with fantastic staff. The ground level is used as some sort of community centre. Language instruction, yoga classes etc. but it does not in any way impact on the guests. It was great to see "community" working. Great location, maybe 100mtrs from the moat seperating the old city from the new and a foot bridge opposite the laneway with pedestrian lights to help get you over what sometimes is a very busy road. I'd be happy to stay again.........
The beds where super comfy and the layout of the room suited us well. Location, nice communal areas & temples nearby!

Staff is really kind, helpful and friendly, is the best the hotel has.
Because of availability they upgraded us to a family room, only used the King bed, it was comfortable, perhaps some people will find it way too firm, for us, it was fine
Hotel provides everything for a cup of tea or coffee at anytime, and maybe a fruit or a snack, everything for free.

Nothing
It is run and used by Chinese family as it is their home and they are living in it. It is a big family. They work, sleep, eat, wash their clothes all 8n public areas of the hotel. It is like somebody s home not a hotel.

There was a concert nearby one night and it was very loud!
