Perfect location and couldn’t fault the room. Clean & modern with nice touches. The family room had a small balcony which was very handy to dry washing. My son loved the elephant towel art!
Staff were very helpful - happy to help arrange trips and taxis.

The hotel was fine for one night. It does have the feel of a hostel but rooms were very clean and well presented. The area it is in is absolutely lovely. It is in the old town and has lots of nice little coffee shops.
The swimming pool is small but perfect to cool down in.
For the price, this is a very good hotel. For us, staying here one night was perfect, if I was in the city for longer, I may have looked for something slightly better.
This hotel is right in the middle of the action where we wanted to be but just off the main road so quiet at night. The room was small, but very nice. Beds were comfortable, lots of storage, air conditioning worked great. Bathroom and shower were also very nice. The pool area is in the courtyard and a nice place to hang out on the loungers or the couches. Staff were helpful and attentive. Short 3 minute walk to Lanna Square and the main street for nightlife.
I had a wonderful time here! Opal at the front desk was a joy ! Room was good size and very clean! Great Italian restaurant around the corner if you’re not into Thai Food . Very Gay-Friendly.! Short walk to the Sunday night market and to the 3 Kings Monument. Would go back in a second .

Nice quiet boutique hotel in good location and lots of small cafes close by. Bed was comfy and bathroom although small was adequate. Good security with self locking doors. Easy walk to street food and bar area.
The hotel is split into two buildings with reception on the side street building rather than the main street which was a bit strange. No breakfast option but a nice cafe next next door with huge serves.

When we arrived at the hotel around noon, I had requested early check-in but was rejected by the reception telling us to come back at 2pm. My expectation is that for such a large booking, the hotel could have at least be a bit more flexible & accommodating. The hotel has 2 buildings & one of them looks like someone home next to the pool. The reception area was bare & the common area was used as a storeroom, hardly any "boutique" feel about it. One section is located in front of a main road which is busy with road traffic & noisy. The hotel does not provide breakfast but there're many cafes nearby for your coffee fix. The rooms are small but it's ok for 2. The aircon is also noisy & seems like overdue for maintenance, temperature setting doesn't match the actual feel, not very effective. This hotel has no in-house restaurant & does not provide breakfast but this is not an issue as there're 2 very good cafes just outside the hotel. I would not come back to this hotel but recommend Chada Mantra down the street instead.

This is a good choice of hotel in an ideal location but really doesn't qualify for its 'boutique' name. Rooms are very small but clean, the bathroom is excellent and there's a small terrace with a wooden bench as furniture. The pool is great for a dip but the whole area around it is nothing more than a storeroom. Overall I'd say it's overpriced for what it is, in a city where there are so many other places available.
I stayed here as a solo traveller for 7 nights. I’ve been to Chiang Mai before and love the north east part of the old city. Lanna Tree is in an excellent location and is easy to find. The staff are so lovely and welcoming. My room was ready early and they personally walked me to the room to show me how everything worked, including locking and unlocking the door (it’s not hard, but definitely easier to be shown). I booked a ground floor room with a pool view and it did not disappoint. It was lovely. Great sized bed and very comfortable too. Nice sized hotel bathroom with good shower pressure. There is a safe in the room as well and complimentary water each day. My only recommendation would be that the pool cleaning occurs in the morning when it’s still cool and the pool is shaded because no one seemed to use it then, rather than in the hot afternoons when people want to swim. I love Chiang Mai and because the location and beautiful, welcoming staff at Lanna Tree are excellent, I would stay again.
This hotel is nothing like the pictures, it is a cheap hotel and that is plainly obvious once you check in. But most importantly and a major fact that they fail to mention, is it is 2 hotels, with the only acces between the 2 going out of the hotel onto the street, round the corner and into the only staff manned lobby! Meaning our group was separated for the whole stay! It also made it a nightmare for tour guides to pick us up!
The lobby area and area around one of the pools is disgusting, only 3 wooden loungers with no cushions, surrounded by green algae on the floor. The area is clearly used as a rubbish dump come storage area with old bikes and boxes and boxes of fish sauce!
The sheets all have multiple holes in and old nail polish stains. The towels are the thickness of a kitchen towel and the bathroom smells of poop and boiled cabbage! There are better hotels in the area that I would recommend you go to rather than this one!
This quiet spot with a lovely blue pool sits right in old Chiang Mai town, which makes it central for food, event pickups and all else. I slept well and hard, it was easy to plan activities, and you can get all kinds of food within seconds out the door. Staff are incredibly helpful if absent at times, but they are terribly busy. I really appreciated the pull out laundry feature on the balcony, it got daily use. This was ridiculous value for what you're spending, and I will absolutely come back.
This is my third time staying at Lanna Tree in the last five years. It’s a really cosy place, the rooms are neat, well maintained and clean. Right in the old city, close to everything and yet it’s peaceful, like a little hidden oasis, away from the hustle and bustle. Everything works great, the water pressure, the aircon etc. The housekeepers are really nice, it’s definitely not an easy job but they are always so accommodating and helpful. What I love most about this place is the family who runs it, they are all very kind and warm people and I feel very happy and at ease staying. Sad to leave though and I hope to return someday:) Thank you for the lovely memories!
My friend & I enjoyed a 4 night stay here. The pool area is the perfect spot to chill and Nikki the owner was extremly helpful helping to sort out our logistics to a from hotel.

Friendly and helpful staff, two buildings literally the next street to each other about a two mins of a walk, we had the ‘other’ building, lovely room, big but basic, nice bathroom and shower, safe, noisy (could hear the room next doors alarm and lots of birds early in the morning but this is Chiang mai!) only a few sun loungers by pool but overall a good experience and would go back!
We have stayed with family and friends. The hotel is well designed and clean. The location is great - nice and peaceful street with lots of restaurants and bars but quiet :) The staff was extremely nice and helpful - special thanks to Opal who helped us with organization of some trips:) also we thank all other team members for being extremely profesional.
For us breakfasts were also good, swimming pool good, but water cold (as mentioned in other opinions). For children it was not a problem at all:)
The hotel staff were friendly and extremely helpful. They set up our visit to an excellent elephant sanctuary and got cabs for us at reduced rates. The location was excellent.
The staff were super friendly and knowledgeable. Great location... within old town which can be quite hectic but close to many recommended sites.
Stayed here for 5 nights. Hotel is in the Old City within walking distance of most attractions and there are loads of restaurants and bars nearby. I was in the second, the newer block which is round the corner on a lane that leads to a market and more restaurants ad shops. Both blocks are staffed at the desk and there is good security. The second block is newer and seems well maintained. The room was spacious with TV with an English news channel. The lighting wasn't great and there is no light switch beside the bed which is inconvenient. However, it was quiet with good AC. There was an odd outside space, not really a balcony, but it was very useful for drying clothes. There is no view. Water is provided daily, in glass bottles and the swimming pool, although not huge was very refreshing after walking round the city. Pool towels are provided. Breakfast (by coupon) is in the cafe that sits between the 2 blocks. It is adequate and there is a choice. The shower pressure isn't great and the shower is more lukewarm than hot. The only problem, which I only notified as I left, is that the shower area does not drain well and floods the neighbouring bathroom. More of a problem if there are two occupants.
The ‘design room ‘ without window is way too small for the price I paid compared with other similar B & B in Chiangmai. it looks like a store room converted to a room for single travellers. Good side is this B & B is clean all around, with a decently small size swimming pool at the heart of Chiangmai.
Great Boutique Hotel with excellent service. Beds are comfortable & room is clean. Bathroom a bit small. Perfect location, walking distance to many excellent spots but far enough for a quiet sleep. Take the rate with no breakfast. The breakfast included with the room is offered by the restaurant next door but there are many better & cheaper options nearby.
