Cleanliness problem
Pros:

Location is great. However, the cleanliness of the room need to be improved, dust could be easily found in the room. Also, the cleaning time of housekeeping was quite limited, I left the room at 2pm, and was suprised that no cleaning conducted when I got back my room at night. And I think they should install a mirror in the bathroom.

订了两个三人间，只给了一个，另外是大床间加一张单人床，跟前台说了也没用，直接要我们退房就把责任推了，不推荐入住

飯店房間很大很舒服，在古城內交通也很方便。
櫃檯的服務人員非常的熱情，有任何問題都會很熱心的幫忙解決

2016/12月底住6晚，大至上除民宿位子還ok外，
提不上哪好，我住401房，沒電梯需每天爬4層樓，上上下下真要命阿
。房內不提供水，也沒冰箱，沒電話，有事找櫃臺真不便，晚上睡覺不知名的馬達聲會哄哄響+衛浴間馬桶進水聲……所以……糟一字形容。

Great value, location, AC, Wi Fi
Pros:

Excellent value hotel. Great AC on 4th floor, very good Wi Fi, rooms were clean. It is a budget hotel option with everything you should expect for the price.

Avoid unless cheap air con needed
Pros:

Has new owners recently, price justified by air con only but cleanliness issues, room often smelled like a sewer due to intermittent drain problems coming from bathroom. No view from most balconies, just a wall 1 foot away. No interaction with staff, no area to hang out, mattress very uncomfortable

Great guesthouse and location
Pros:

Great guesthouse in amazing location, 5 mins walk from the street food market and 10 from night bazzar. Lovely staff who helped up organise tours and bus to Pai :)

Good location and clean guesthouse
Pros:

A comfortable stay. Closet in room smelt quite bad and was very old. Bed comfortable and room was made up every day. AC was powerful. Bathroom was small but functional. Small balcony was a nice touch. Laundry was very fast and cheap 30B/kg. Guesthouse owner was very friendly and gave great advice for local area. For chiang mai this guesthouse offers great value, make sure you get the card with its address as a little hard to find!

Convenient and cheap
Pros:

This place is fine for a night, you get what you pay for. The room smelled a little funny, the shower wouldn't turn off, and the property was loud with the entry gate slamming closed all night. It was fine for an evening, but I'm glad we booked another place for after our elephant visit. If you're in the area for more than a night, spend an extra $5 a night for better accommodations.

great value for the price
Pros:

For the price this was great value for this hotel. Great location inside the old town of Chiang Mai. Plenty of shops, restaurants, and massage parlours around. 15 minute walk to the night bazaar. 5 minute walk to the weekend market. Rooms are a bit dated and the beds are a bit old but they do the job. Great strong hot shower. All in all 4/5
