Family room is spacious and bed/bath linen are clean. They provide washing machine to wash clothes ourselves, which is very helpful

Very pleasant stay with comfortable beds. Nice swimming pool, plus a washing machine and a large space to dry clothes. There is a 7-Eleven around the corner, and it’s about a 20-minute walk to the Old Town. Plenty of great places nearby for food, massages, and the night market and boxing stadium is within a 10-minute walk. The staff were extremely friendly.

Quiet, comfortable, simple living. Everything you need at a great price. Glass bottled water delivered to your door daily. Good value breakfast every morning by the pool. Free use of coffee machine (made great coffee). Free use of washing machine. Easy walking distance to Night Bizarre & restaurants. Rooms had great lighting options.

Amazing hotel — I’d highly recommend it. I stayed here twice during my 3-week visit to Chiang Mai and loved it each time. The staff are incredibly friendly, the pool area is relaxed and peaceful, and the rooms are spacious with very comfortable beds. I’d definitely stay here again.

Honestly, I was surprised the rating on Booking isn’t even higher, because for the price you pay, this is easily one of the best value-for-money options.

The staff is incredibly friendly and welcoming, with a relaxed, easy-going vibe. Everything feels very comfortable and unpretentious.

The hotel is exceptionally clean — both the public areas and the rooms are very well maintained. My room looked completely new, as if it had been recently refurbished. One detail I really appreciated was the curtains — they are excellent and allow you to fully darken the room, which is perfect if you like to sleep in.

The bathroom also felt brand new, and the water pressure in the shower was great. There’s a fridge in the room, and you get two bottles of water every day. I especially liked that the bottles are glass and part of a refill system rather than plastic — a small but very important and commendable detail, especially in a place where plastic waste can be an issue.

I was a bit concerned after reading some reviews suggesting this might be a party place, but my experience was the complete opposite. I stayed in March, and by around 10 PM it was actually very quiet — noise was not an issue at all.

It’s true that there are not many sunbeds (around eight, if I remember correctly), but during my five-night stay in March (low season), this was never a problem — there was always at least one available.

The location worked great for me, but I would definitely recommend renting a scooter. The Old Town is about five minutes away by scooter, and while there are a few food options within walking distance, they are somewhat limited.

For this price, I would absolutely stay here again without hesitation.

The staff is really friendly and welcoming, coffee/tea supplies and water always available outside rooms, pool area is beautiful, rooms are nice and the whole complex is modern. It's a quiet area but still really close to (night) markets (10min walk), muay thai fights stadium and old town- you just have to cross the river. Good price!

I stayed for a week and was very satisfied. Good location, clean and friendly staff. Good value for money. Nice pool area.
