Το πρωινό σερβίρεται σε κλειστή και ανοικτή αίθουσα και είναι εξαιρετικό από πλευράς ποσότητας, ποιότητας και ποικιλίας. Lovely little hotel. Starting with the positives gorgeous pool area with super comfy sunbeds and never a problem getting any, wonderful friendly staff and a nice balcony bar. Only had snack food at lunch time and breakfast but both really nice and all hot and fresh, a lot of reviews said breakfast left for ages but we didn’t notice that at all. Staff could not be more helpful for anything.
The downsides … the hotel is on a very steep hill. Although it does mention it is hilly on the booking it understates it. The rooms are massively out of date and need work. The showers in both our rooms were broken and the furniture has seen better days. In one apartment there was only air conditioning in the bedroom so the rest of the apartment was unbearable.

The location of the hotel close to the sea, the food is tasty, despite the à la carte dinners, we had a large selection, my wife and I were abroad for the first time and what convinced us to this place was a good opinion about the manager, Eli is a warm, fantastic person who cares a lot about the holidaymakers, great waiters, Rafaello, captain of the football team, handsome Fabian. In my opinion, it's the location, food or other attractions that are important, but it's the people who create the atmosphere and these places stay in the memory, at the end the red cherry on the drink that Cristina serves in the bar, we arrived at the hotel at 7:00 p.m. after lunch, and the hotel day ends at 11:00 a.m., so there is no dinner, but the lady at the reception announced that we can use everything until we leave, so only the money doesn't matter, I heartily recommend it
Everything was perfect!
Location: Theo Hotel – Located in an ideal location, situated on a hilltop –which gives a serene view of the sea and mountains and or small island across the way. Choose to relax in various areas within the hotel and or beautiful grounds to soak up the sun and views. You can see the sun rise and set from the reception balcony area. Various activities on site to include pool area, indoor pool and gym, bar, outside section of the restaurant or the restaurant itself. The beach is less than five minutes away on foot, you can cut through between two buildings via an alleyway to a sandy beach and lovely clear sea. On arrival we were greeted by reception staff, very friendly and informative of the hotel and local amenities, sites and travel options. On our arrival a current holiday maker explained that it was his last day at the hotel and he was sad to be leaving and explained that we will enjoy our stay – he was absolutely right! We certainly did. If you are brave you can even higher a quad bike out for the day from a higher firm on the main high street. Chania old town is easily reached via a bus that cost €2.40 cash or card to pay. At Chania Old town there are plenty of shops, restaurants, coffee shops and boat rides for reasonable prices . Cost dependent on how long you go out for and activity on the boat.
Atmosphere: Great atmosphere, peaceful at times, and energetic at other times. Greek and Brazilian dancers, music nights, including BBQ food. Peaceful around the pool, like-minded people from different parts of the world all enjoying Sun, serenity and good food.
Rooms: Clean and tidy. General but all that you need. Walk-in shower W/C, honey and olive oil shower gel provided – nice to use, fridge – bottled water supplied within on arrival, TV, balcony with clothes drying rail. Very nice a comfortable I found.
Value: We went half board: Breakfast and Dinner. Very good price, plenty of variety of delicious food on offer for these meal times. Buffet food with lots of variety really nice and fresh daily.
Cleanliness: Overall a very tidy and well kept site and area in general – keep it that way by using the bins provided. Rooms cleaned daily unless you choose not by putting a - do not disturb - sign on your door. Cleaner always knocks before entering. I found the cleaner kind courteous, always smiling and a hello in Greek and thorough with the cleaning.
Noise Levels: Dependant on your activity. Greek and Brazilian dancers nights noisy but very enjoyable. All other times quiet, relaxing and general low level noise. Lovely in the evening to sit on your balcony and listen to crickets in the background. Just right in my opinion.
Service: Overall services throughout are of high quality. Staff are very friendly, kind and welcoming and a greeting in Greek. A big shout out to reception staff, restaurant manager and staff to include Nikita, cleaner of rooms 303 and 304 and all support staff that look after Theo Hotel and its visitors. Thank you for your professionalism, kindness and warm welcoming approach.
Amenities: Site store with most things you need – Sun cream, milk, sugar, cigarettes sugar. Store staff very friendly also. Plenty of suvanier stores, restaurants along the main front.
Over all... my daughter and I had a wonderful stay at Chania and the hotel of Theo. I would highly recommend and hope to visit again in the future.

A beautiful hotel located on a hill with breathtaking views of the sea and the city. A modern, very clean, and atmospheric hotel featuring both outdoor and indoor pools, a children’s area, pool bar, wellness zone, gym, and a restaurant with stunning views.
Our apartment with a private pool was the perfect private escape for complete relaxation. The sunsets from the terrace were truly exceptional and romantic, with the opportunity to sunbathe and swim in complete privacy. The apartment was thoughtfully designed, with the sleeping area separated from the living area, which provided great comfort during our stay.
The reception staff, kitchen team, bartenders, waiters, housekeeping, and everyone else gave more than 100% to ensure the most luxurious experience possible. The breakfasts were varied and abundant, offering delicious Greek and European specialties, amazing bread, and wonderful cakes and pastries.
The entire property and rooms were impeccably clean. The lovely lady who took care of our room even left us towel butterflies, which was such a charming touch. Overall, the service was outstanding.
The manager is truly exceptional at her job — professional and genuinely caring about every guest. The reception team was first class: all the ladies were incredibly helpful, kind, and professional. The waiters were attentive and efficient, always keeping things tidy, creating a pleasant atmosphere, and often making us smile. The lady responsible for the food service paid attention to every detail in the kitchen, restaurant, and on the plates — you could immediately feel her passion for food :)
This trip was exceptional in every possible way. My partner and I felt truly cared for and looked after throughout our stay. We definitely want to come back — Theo Hotel is truly special!!!

DETAILED REVIEW:
On arrival, you’re greeted with a steep hill, and our transfer dropped us off on the main road. Instead of walking all the way up with your luggage, you can use two sets of red steps marked “THEO Hotel & Villas.” There’s a red door with a lift inside — press Level 4 and it takes you straight to reception. This saves you having to push your luggage all the way up the hill.
The beach is only about a 5-minute walk from the lift. You can cut through the side of the main shops on the road, and you’ll arrive at a lovely beach with calm, clear water. The sand is extremely hot!! so make sure you bring sandals. There’s also a mini market that is linked to the hotel just below reception that sells lots of essentials at reasonable prices. This hotel is closest to what i think is the only SAND beach in the area. Everywhere else i've seen has pebbles so this is definitely a massive upside to staying in this hotel.
The reception staff were incredibly kind and welcoming, and they explained everything about the hotel when we arrived. There is a tourist tax of €10 per night per room — I stayed for 5 nights, so this came to €50, which I expected. You can also rent towels for €2.50 for your entire stay, with a €10 deposit that is refunded at check-out.
The room was basic but spotless and had everything needed for a comfortable stay. I had a lovely garden-view balcony with a clothes line, which was really useful. The bathroom was clean and modern, with a walk-in shower. There’s a 2-in-1 shampoo/body wash provided, but no conditioner, so bring your own if needed. The room also included a kettle, fridge, mugs and bottled water. No body length mirror but I did have 2 small mirrors and a hairdryer. If you/re a curly girl like me your diffuser attachment wont fit! so I would bring your whole hairdryer.
I visited in May, and I think the hotel had only recently opened for the season, so there were always plenty of sunbeds available as well.
Food:
Breakfast and dinner were both excellent, with lots of variety. Breakfast included cooked options, fruit, cereals, cheeses, and other savoury choices, all of which were very tasty. Hot drinks and small cups of juice are included at breakfast, while evening drinks are charged separately. The restaurant staff were all lovely and very attentive.
The hotel is around 25 minutes from Chania Old Town by bus. The buses can get quite busy, but they arrive frequently and are easy to identify because they display “CHANIA” on the front. Tickets cost €2.20 each way, and you can pay by card and cash.
I genuinely loved everything about this hotel. The staff were truly wonderful, and I wouldn’t hesitate to recommend it to anyone. I honestly couldn’t find a single fault with my stay and ill be back! Thank you :)

So i spent seven AMAZING DAYS in this hotel. To be completely honest i felt like part of the family on leaving day. From the room service (maids cheerful) to the aerial on tv being fixed within a few hours, not that i was there to watch tv !
Breakfast was always a delight as there was always polite staff ready to recommend the vast choice of food available. Local supermarket on site with great knowledge of the area and recommendations on restaurants in the area. I need to get back before the summer is over as already miss them !! So its a 10/10 for me

The hotel doesn’t have its own beach but there are a lot of other beaches nearby.
We had a big room with a kitchen on the ground floor, which was very convenient, but the room itself needs renovation.

There's nothing to mention here, everything was perfect.
As good as it gets for every reason you can think of. This was our second year in a row as a family visiting Theo hotel and we have never been back to the same place more than once until now. The staff are excellent and polite always happy to see you and help with anything. The rooms were very clean and tidy with excellent views all round. Location is a big part of why we went back as it’s close enough to the beach and bars and restaurants but far enough away to enjoy the peace and quiet. The food is top notch and a great breakfast everyday full of choice for everyone. The beer and cocktails are tremendous and brought to you by the pool 😃. We hired a car for the week with plenty of space to park right outside the apartment.
Definitely booking again for 2026 and we can’t wait! X
