Pros:

The hotel cancelled the room the later in the day of our check-in. An email was sent to us at 9pm by Expedia customer service to remedy the situation, but we were mid-flight at that time. since we arrived at the hotel past midnight (and they had no reception at that time), we were forced to look for another hotel at 2AM!

Nice place but isolated.
Pros:

Situated down a dark lane, but I felt quite safe as a solo traveller. Its very quiet. Looks very clean. They do not clean during your stay, however - they make up your bed and put a bottle of water in your room but do not clean your bathroom, bedroom or bedsheets. I spilt coffee on mine and had to sleep in them for 3 days. The beds are on the floor, Chinese style, so if you have mobility problems you could struggle. Some maintenance needed as some wooden panels were loose and kept falling on your head as you slept. Also, the lights outside the building werent working after the first night, so it was a little creepy if you came back late. The breakfast is a nice touch but some days the Bananas were not there, but I wasn't expecting a breakfast anyway so this was kind of them. Nobody lives on site so there is nobody to help if you have problems. There is a coffee shop on site and they helped me a lot to contact the management and booked a taxi for me to the airport. I would stay here again for a short soujourn though!

Lovely place but communication problems.
Pros:

Nice place but no management on site to assist you if any probelems. Cleaning wasn't as good as I hoped, all they did was put a new water bottle in your room and change your bed, no cleaning was actually undertaken. Down a quiet dark lane but it was safe. Good location. needs maintained, some items were not up to par - wood panelling kept falling off and the lights outside did work after the first night so it felt quite dark and desolate.

Pros:

This place was bare bones which was what I wanted. Visiting Chiang Mai for the third time in 49 years made me want not to be pampered in a city whose people live economically on less than most of us do. However, these people are a joy to meet and converse with. This place was clean, well-managed and friendly environment.
