Reception staff unwilling to help or perform basic duties, room not cleaned adequately and towels left unreplenished. Booking system for the restaurant a complete farce meaning you do not get what you have paid for. Drinks awful and watered down, food diabolical. Unsure how this is rated 5 stars as should be no more than 2.
Positives first
The holiday village team were fantastic a big thank you to Sophie and to Chester the swim coach and Ryan the football coach. My daughter had some swim lessons with Chester who was just utterly amazing and taught her more in the few lessons than a swim instructor did in months
Lovely location
Food was good no issues other than the lack of access to the resturant which is upstairs and only has one lift
Gyros van was awful.
We asked for low accommodation knowing it was a hilly resort and got given the highest point in the resort.
This was rectified quickly.
Unfortunately the experience was far below expectations — especially given the £2,500 price tag (plus another £1,200 spent eating elsewhere because the food was so poor).
Before arrival, I requested a room closer to the reception area as my husband recently had knee surgery and I’d read about the steep hills across the resort. That request was completely ignored. We arrived to find ourselves in one of the farthest rooms 2428, and even though around 20 families checked in the same night, there seemed to be no consideration for accessibility requests. We were told to use the buggy service, but each time we called it was a 20–40 minute wait, which made it impractical.
The main restaurant was honestly diabolical. The food was bland, repetitive, and poor quality. The atmosphere was chaotic and completely overwhelming for toddlers. Staff hovered around, clearing plates before we’d even finished eating — which only added to the stress. The Italian restaurant, on the other hand, was a decent. The food there was fresh and enjoyable, and the atmosphere much calmer. A special mention to Zografina, the captain of the Italian restaurant — she was the kindest, most genuine staff member we met all week. She went above and beyond to make us feel welcome and even arranged for two extra visits during our stay. It’s worth noting, though, that the booking system is quite unfair — guests are only allowed one à la carte and one Italian visit per week, even on a 10-night stay. The Chinese restaurant was okay as the food was hot and freshly prepared, but lacked flavour. The gyros van was unhygienic, serving only pork and absolutely infested with flies crawling across the meat and bread. During lunchtime, the only edible things were the pizzas and ice cream. The pasta was swimming in water, sandwiches were dry, and the cakes appeared to be recycled from the buffet leftovers.
The communal areas were generally very clean, and our room was tidied daily. However, towels and bedding weren’t changed unless we specifically requested it. We placed our used towels in the shower to signal they needed changing, only to find them folded and put back on the side later that day. After calling reception, we were initially told replacements would come the next day — only after pressing the issue did fresh towels arrive an hour later.
There were also several wasp nests dotted around the complex, including inside the self-serve drink spouts. Oddly, we hardly saw any wasps outside the resort, so this definitely seemed to be an internal issue.
Between the poor food, lack of care from reception and TUI reps, ignored requests, and overall disorganization, this hotel did not deliver a relaxing or enjoyable holiday. It’s a real shame, because the setting could be lovely if managed properly. We wouldn’t return, and I wouldn’t recommend this hotel. There are many closer to the ‘strip’ that look appealing.

Stayed here as a last minute booking. Luckily got a room right next to the pool as the rooms at the top of the resort are a serious treck! We used the football academy which was really not what we thought it would be, the staff weren’t great, the female was quite shouty. The swimming academy was great and our youngest really loved his time in the pool. Food is great, the hotel is still somewhat divided into German Tui and UK Tui. Would go again and think it’s a solid 4*.
Just had an amazing massage with Thiresia at the hotel spa, well worth a visit during your stay - clean, relaxing, great facilities and lovely staff. Such a nice treat to have a little mum time!
The hotel is one of the nicest we've stayed at, tons of activities to keep the kids entertained, great selection of food at all times, loads of pools and bars with something for everyone. Special shout out to the HV Crew team, our kids loved it - always fun and different activities and they were absolutely brilliant involving everyone! Thank you for an amazing holiday, 100% would recommend and stay again!
To start I've stayed in Greece many times and been to Kos before in another resort. I'm well travelled and have stayed in other well known 5 star hotels on other islands. I say this because reviews are subjective. I travelled with family including a 1 yr and 2 yr old. Arrival and check in was smooth. You are given flimsy paper QR codes to understand the hotels layouts, speciality restaurants and activities. Rooms are ok. We requested to be in the same block but later tied this wasn't possible because the rooms were graded differently. Ok, then tell us on initial request (we could then have emptied our cases on arrival). I'm still not sure this is correct. Balcony was shaded with no view so this area was mostly unused. The water us not replenished. Huge bottle you have to carry around and refill at the bars. Bad idea imo. Gym needs upgrade. Machines and the dumbbells. In my opinion this would be much better away from the indoor pool not in the same space. We paid for a massage. To be clear my travel companion is a trained masseur and I go regularly at home. I expected that same level of skill. This was NOT. The girls are young and not confident (further training required). We both felt we'd wasted our money. The place is grubby in places. No soap in toilet dispenser for the whole week we were there. Showers need a clean. Sauna we enjoyed and was the highlight. We came out of the whole experience very underwhelmed!! Be ⚠️ gym doesn't open until 10am. Ridiculous for those that train before breakfast. Yoga is only on 3 x per week. This meant we could participate once. As day one the session was cancelled because of the rain. Food is just ok. Not 5 star by a stretch. You can always find something but food is repetitive and does become boring. The main buffet is off the scale busy. We tended to opt for the Italian restaurant every morning to avoid it. Staff are regularly miserable. No smile, hello, etc. Its really off-putting! Especially in the eateries by the pool. The better staff are the Philippines who look like they enjoy their job and interactions The place is very hilly and is not suitable for less able bodied. There are cobbled paths everywhere and steps. The water park is horrendous. The only suitable pool for babies has a huge bucket that empties every minute scarring tollddlers half to death. This was very disappointing for us as one of the reasons we booked this holiday. Pools were freezing all over. Our 2 yr old lips were turning blue. We decided on the beach instead. Far safer and warmer. It did mean we were coming back and fore for drinks and snacks. All inclusive cocktails are dull and mediocre. Premiums are extra as per. Speciality restaurants say full when trying to book but are empty when you walk past at night. Only did the Asian which was ok. Wine awful! Friendly staff. Dishes were not all available. On the plus for us the location was lovely by the beach and 20 mins walk into town. Some lovely bars and restaurants there. Beaches stunning too. The area is a trek into Kos town so we didn't venture or anywhere else apart from Kardamena itself. And to top the holiday off we had no hot water for the last 2 days of the stay. When reported we were told this would be back in as the boiler fault had been resolved. NOPE it had not. We were then offered another room to showere before leaving. It certainly didn't want to be carrying my stuff half way around the place to just take a shower so declined. Would I return. No I would not here but Kos definitely. This HV is not a 5 star barely 3. I've stayed in other HV and thoroughly enjoyed. I believe investment is needed and a thorough review of how this place is run. Even the kids clubs are inconvenient times which other families were also pointing out. Sorry HV but you must do better.
The most amazing treatment for myself and my four year old daughter from Thiresia and Savvina- we will be back as this was perfection! I cannot remember the last time I really unwound during a treatment so much that I snoozed- this happened multiple times today! My skin feels so cleansed and my soul feels refreshed. My daughter enjoyed her first ever massage, chocolate, and snoozed too; this is a miracle given that she is a lively little bean! Cannot recommend these ladies enough- thank you x
Wonderful spa treatment from Thiresia! Very, very relaxing! I would recommend the relaxation massage to anybody visiting the hotel.
Had a fantastic back, neck ans shoulder massage with a facial. Thiresia was amazing. Lovely deel massage and beautiful relaxing facial. Would highly recommend this for your stay.

We have had an amazing stay this week at the hotel, the family have really enjoyed all the facilities, the food has been excellent and the hotel has a great choice of restaurants, we also booked a couples massage at the Spa which was reasonably priced and the two masseuse- Tesi & Saving were excellent and we were very relaxed after we came out.
Stayed at the start of Oct for 10 days with my young family. Having been concerned by some of the reviews previously posted, we were very pleased that none of what has written turned out to be true of our experience.
The negatives- the pool was cold....but what do you expect on an island at the end of summer. Our room was at the very top of a big slope- the view was beautiful and we burnt off a few calories!
The positives- The room was big and clean. Entertainment staff were friendly and fun without being annoying and pushy. Big shout out to Chester for his swimming lessons, my son was very excited every day to get to his sessions. The main restaurant food was hot and had lots of variety. I cannot imagine how people think there wasn't enough choice. There must have been 50 different dish elements to choose from every time, some times with repeats but often not. The Chinese and Italian restaurants were fantastic. Massive shout to the lady running the italian restaurant for both breakfast and dinner, always smiling, couldn't do enough to help us and our kids who have allergies. Also allergy labelling is very good. One of the bonuses in having 2 hotels merge into 1, you had the choice what day you wanted: louder with music and activities or quieter and more chilled.
In conclusion- I don't understand where these other reviewers where stay or their attitude to this hotel. Also, you don't have to have a massage to give this 5 stars, I'm sure they are great but we didn't have one and still loved it.
We just got back from a week at Holiday Village Atlantica as a couple with a 4 month old baby - having been sold as a very family (especially baby/toddler) friendly hotel, it is worth noting that no rooms have a bath & almost all are accessed via steps. One of the main reasons we booked this hotel was because of the baby activities (sensory splash etc) referenced on the TUI website - please note these don’t exist, at least not for English guests. There are slightly more options for German guests.
The buffet offers excellent variety and across a week we definitely weren’t bored of the foods on offer however the plates were often unclean and the food cold.
The pools are absolutely freezing and despite the mid 20s temperatures, they were basically empty for the whole week. If you’re bringing little ones I suggest wetsuits rather than just SPF swimwear.
This was a nice hotel and we had a nice time but I’m not sure it’s worth of the 4/5 star rating.
We are just back and we loved it!! We travelled as 2 family’s of 4 and we thoroughly enjoyed our weeks stay.
The hotel was clean, lots of pools to choose from.
The rooms were big and cleaned every single day.
We went to the Italian restaurant and this was the best meal! Also tried the tavern again this was great.
Drinks were good! Lots of cocktails to choose from.
The beach is just right across the road which we used a few times for snorkelling and playing volleyball!
The town is a 10 minute walk, this has so many lovely bars and restaurants to choose from. Boat trips available from here too.
We only stayed for one week but would have stayed longer.
It was great value for money and would highly recommend.
Awful food. This is not a 5 * hotel. Cost nearly a £100 in taxes on arrival based as a 5*
We were all inclusive, what a mistake. The hotel is totally geared towards kids. No adult only areas.
Three bars, none of them intimate. Adult entertainment only three nights in one of the bars. Most staff were miserable, just serve you then onto next customer. No snacks after 6, just dinner and then nothing.
Cups of tea in paper cups throughout the day, half filled with hot water and Plastic cups with cheap drinks.
The pina colada was nice,but they dont even dress the drinks. No care. But you do get Glasses at night
Lukewarm food in the Italian restaurant. You get to eat in one of the ala Carte, we chose Asian, had spring rolls and dumplings, dont even try it, nothing authentic and the fillings were the same, had beef and prawn with noodles and rice, as mains that was nice.
The buffet restaurant was so samey altho Puddings were good.
Room Was amazing! Massive. Bed was huge and comfy. The girls in the tui bar were the nicest, and they smiled.
Beach was across the road,no bar. It was nice.
15/20minute walk to kardemenia
We booked tui half day trip to kos, it's cheaper to get a trip in kardemenia and half day wasnt long enough.
We did horse riding on the beach, it was nice.
Tui staff eat in the buffet restaurant, how this hotel is getting away with its facilities , food and overall experience as a 5 star I do not know! I'd rate it 3 based on food, entertainment and drink experience.
Oh and always the same people hogging the best bits of the pool. It says no sun beds before ten and no booking sun beds, well that's a lie aswell

Visited the Spa for a birthday treat. Tessie was so welcoming and gave an amazing massage. Would highly recommend a trip to the Spa if staying at the holiday village!
My and my boyfirend had cretan massage with Tessie and Savvina, they were amazing and the atmosphere was very calming. They made sure we were okay with the pressure they were using and hit all the right spots. The hotel itself is great, big choice of delicious food and views are beautiful
