Not a beachfront property
Pros:

Beautiful property and well-maintained.

Cons:

The property is advertized as Beachfront. It is not beachfront - it is on the 2nd line and you have to walk through a parking lot and a few streets to get to the beach. I was very disappointed because when I booked it, I wanted a beachfront vacation and paid a premium price for the room (the prices were the same as similar properties which are actually beachfront in Mykonos). At arrival, I was very disappointed to see the property is not beachfront but rather has beach access and a private beach once you actually get to it! This is not advertized correctly so beware if what you are looking for is a beachfront resort. I got upgraded complimentary to a nicer room given the issue and once you are on the property, it is beautiful but make sure to be aware that the property is not beachfront. I have included the pictures of what is just outside the property to get to the beach.

Soggiorno perfetto
Pros:

Bellissima struttura, non potevamo scegliere di meglio. Ottima posizione fuori dal caotico centro di Kos Town e in una zona con diversi supermercati e ristoranti a conduzione famigliare.
Il mare si trova a 5 minuti a piedi ed è perfetto per le giornate al mare.
Colazione eccellente con buffet dolce, salato, scelte vegane e sugar free oltre alla possibilità di scegliere piatti dal menu (uno a testa e uno da condividere sono inclusi nell’offerta). Ci torneremo di sicuro!

An unforgettable stay
Pros:

The staff were absolutely lovely — so kind, welcoming, and always happy to help us with anything we needed. From the moment we arrived, we felt very welcomed. The room was beautiful, comfortable, and very well maintained, and the hotel itself was stunning. Everything about our stay was wonderful, and we truly enjoyed every moment!

Très bel établissement, bien situé. L’hôtel est calme, les transats très agréables. Le personnel est très gentil.

Cons:

Deux choses ne nous ont pas satisfaites: l’attente au restaurant les matins et les midis et le service au spa.
Pour les repas (excepté le soir), il était difficile de commander ou d’avoir la note à signer. Il fallait attendre au moins 30 à 40 minutes avant d’obtenir quelque chose ou que quelqu’un se présente qu’il y ait du monde ou non!
Pour le spa, aucun service ni explication. Compte tenu du prix, on peut clairement s’attendre à autre chose d’autant plus que nous avons l’habitude de faire des massages ailleurs. Très décevant. Ça ne vaut clairement pas le coût…

An exceptional, relaxing and unforgettable stay — beautiful rooms, amazing food, spotless facilities and a wonderful sea
Pros:

We had a wonderful stay and were extremely happy with everything. The hotel is beautifully designed, peaceful and exceptionally clean. Our room was spacious, comfortable and very well maintained. The facilities were excellent, and both the swimming pools and all common areas were spotless. Breakfast was absolutely amazing, with a great variety of fresh and high-quality food. The meals we had at the hotel were also delicious, fresh and beautifully prepared. The sea and beach were another highlight — the water was crystal clear, clean and beautiful. The staff were friendly, professional and attentive throughout our stay. We truly enjoyed every moment and had a very relaxing and memorable holiday.

Cons:

Honestly, there was nothing significant that we disliked. Everything met or exceeded our expectations, and we were very satisfied with our stay.

Design & Atmosphere: The design and attention to every single detail are absolutely top-notch. The aesthetic of the resort is so beautifully curated that the atmosphere alone is enough to completely relax your mind from the moment you walk in.

Peace & Privacy: One of the most brilliant aspects of this resort is the clever organization of space. Throughout our stay, the hotel felt so peaceful and serene that we thought it was almost empty. It was only when we went to breakfast that we realized it was actually fully booked! You never feel crowded, which is a rare and wonderful luxury.

The Room: We were lucky enough to receive a room upgrade, and it was an absolute dream—flawless, comfortable, and beautifully appointed.

The Staff: A special mention goes to the wonderful team. The staff was consistently cordial, kind, and always ready to assist us with any need or request that arose. Their genuine hospitality made us feel truly pampered.

Exceptional Dining: The culinary experience was fantastic from breakfast through to dinner. You can tell that every single dish is prepared fresh and with love. Even the simplest plates were bursting with flavor and perfectly executed.

I highly recommend Theros All Suite Resort to anyone visiting Kos. It was a perfect holiday, and we will definitely be returning!
